Then recommend a lender, and help them get pre-approved.
Step 1. Call the lender and review their pre-approval/loan details.
Step 2. Before you put them in your car and drive them anywhere to see any house, have a meeting in your office. Using Zillow and Google maps, discuss the various areas/communities. Discuss features, price points and get an understanding of what they are looking for.
Step 4. Submit the executed offer to the lender.
Step 5. Submit the executed offer to the closing title company.
Step 6. Submit the dotloop file to the contracts department.
Step 7. Ensure the escrow deposit is delivered to the title company.
Step 8. Offer at least 3 inspection companies to your buyer.
Also suggest/advise on pest control, pool, roof, etc. inspections too.
Step 9. Confirm receipt of the escrow deposit with the title company.
Step 10. Review all inspections with your buyer.
Step 11. Are any repairs needed in order to obtain the loan and/or insurance?
Step 12.Does the price/deposits be re-negotiated based on the findings of the inspection report?
Step 13. Follow up with the lender and confirm all is well post inspection report.
Step 14. Confirm your buyer has obtained homeowners insurance. Order the home warranty if applicable.
Step 15. Make a list of your contingency deadlines, and load them into your calendar to keep track.
Step 16. Find out when the appraisal will be and offer some comps.
Step 17. Confirm with the lender that the loan is moving through underwriting.
Step 18. Set your buyers closing date and time with the title company.
Step 19. Confirm that the loan package has been sent to title.
Step 20. Confirm the utilities are set to be transfered on the closing date.
Step 21. Schedule the final walk-through the day before closing.
Step 22. Closing day! Congrats =)
Step 23. Turn in closing statement and brokerage check to office.
Step 24. Market your "just sold" property.
Step 25. Follow up with your buyer regularly to stay top of mind. Be a resource.
