Reminders. As per the lease terms the tenant must use PROFESSIONAL carpet cleaning and provide a receipt. A rental carpet shampoo device does not do an acceptable job.
The tenant must return the property to the landlord the same as they received it including any improvements completed during occupancy. Any damages or differences in cleanliness will be completed by a contractor and charged against the Security Deposit. The property manager does NOT do this for profit and will use a third party contractor to complete these tasks.
If the tenant has moved out without proper notice or mid-lease the tenant is responsible to pay the rent until the lease is fulfilled or a new approved tenant can be found to rent the property.
