    NOTICE

  • Dear Tenant:

    You have received this notice as you have indicated or shown that you are unable to pay the (full) rent for your unit. Please know that the owner of the building, which MMA, Inc represents, wholly understands that we are all, tenants and landlords alike, going through an extremely turbulent and trying period.

    We want you to know that your lessor will make every effort within
    their power to work with, and to keep, good tenants for the long haul.

    With that in mind, here are the guidelines for how your landlord will work with qualifying tenants during this Covid-19 virus-related economic emergency. Your landlord will agree to a rental payment plan where you can show that:

    (1) You are sick with COVID-19, or that you are caring for a household or family member who is sick with COVID-19
    (2) You have experienced a lay-off, or a loss of hours, or another income reduction resulting from business closure or other economic or employer impacts of COVID-19.
    (3) You are complying with a recommendation from a government health authority to stay home, to self-quarantine, or to avoid congregating with others during the state of emergency.
    (4) You have extraordinary out-of-pocket medical expenses, or you have child-care needs arising from school closures related to COVID-19.

    In order to qualify for this rental payment plan, you will need to show written verification from an employer or from a medical professional, showing that you fall into one of the four categories listed above.

    Please know that state and local laws relating to suspension of rents owed by qualifying tenants during the Covid-19 emergency do not excuse your duty to pay the full rent; that duty is only suspended until the State and or the City revoke the state of emergency. Once the emergency is lifted, all of the accumulated unpaid rents will become due. What your landlord would like to do is to work with you now to make sure that you do not get to a point where you are unable to pay your accumulated rents and then face eviction. Hence the payment plan. [Note, the Covid-19 related emergency laws only affect the duty of a qualifying tenant to delay payment of rent; you still have to comply at all times with all of the other terms of your tenancy agreement].

    Please fill out this form in its entirety and your resident manager will contact you within 48 hours to discuss the details of the payment plan. Please also understand that none of the landlord’s rights regarding rent is waived, and if you are unable to come to a written agreement on a payment plan with your landlord within ten days of the date of this notice, the landlord will take all steps against you permitted by law.
