  • The importance of the brief cannot be overstated. It is the basis from which the design will evolve and against which design alternatives or options will be tested. It is not uncommon to find that, as the design develops, that conflicts in the brief emerge and trade-offs become necessary.

    It is important that the brief is not seen as a definitive document with little capacity to change or be modified. The brief should establish the requirements that must be met, the requirements that are desirable, and the requirements that are options. We will use the brief to review design options and this process may well suggest that the brief is modified as design alternatives are developed.

    Developing an effective brief is a two-way process. Usually, long before you approach a designer, you will have thought about the design and your requirements. This information – often in the form of sketches, photos, cuttings, notes and the like – will form the framework for the initial discussions. Your role and participation in this process if vital to the success of the project.

    While we are trained to gather the information required for the brief, you are best placed to describe your requirements. You have the best understanding of your family or business. You know how your home operates. You understand how your lifestyle, business activities, or other aspirations can be fulfilled by an appropriate design solution.

    So please take the time to consider the following questions carefully and complete this document to the best of your ability. We are always available if you have any questions or concerns.

  • Use this brief to help communicate your priorities to us.

    This will give us a starting point for the direction of your project, and allow your ideas, needs and wants to be clearly communicated.

  • Tell us a bit about the type of project?

    Examples :

    • New build
    • Knock down and re-build
    • Renovate
    • Extend
    • Internal Changes only
    • Exterior Renovation Etc.
  • Are you fixing a problem or creating a new space?

    If you have been living in your home for a while, you may have a list of issues that you want to fix. Alternatively, you may be looking to add more space as an addition.

    Examples :

    • Current house is too small and run-down
    • Problems with privacy
    • Open living area to rear yard
    • Capture views with new upper level
  • What are the most important outcomes you’re looking to achieve?

    These are your broad goals. If you have more than one, prioritise them.

    Examples :

    1. Family home for 3 children
    2. Live in home for 4-7 years
    3. Sell with capital gain & relocate closer to beach
    4. Work from home
  • What is your general concept or idea? 

    Think about how you could best describe what you want: How do you general live your lives, indoors or outdoors? Do you entertain or have any requirements for pets or hobbies?

    • Sustainable home, free flowing on the site

  • Next, is your list of priorities.

    This is a list of critical items that you really must have. You may also like to list approximate sizes for these areas (we will focus on the critical and wanted items but wish list items are still important

    Try to include as much information about your spatial and planning requirements as you can.

    • approximate size, type and number of spaces required and their relationship to one another

    •  4 bedrooms, 2 living areas, laundry, eat in kitchen with walk
    • Master ensuite bathroom and robe
    • Large covered outdoor deck

    Include any specific storage requirements (e.g. surfboards, boat, camper-van)

  • If you have been doing some research, start making a scrap book or disc of images for your designer (Pinterest is a great portal for keeping track of your online images

    When you do this, make sure to clearly note what you really like about each image and what you don't like, to avoid confusion.

    Avoid being too fixed in your requirements - don't design it for us or else you won't benefit from your designer’s skill and experience.

    Think about what type of finishes & colours you like. Example; * Big timber beams, timber floors
* Lots of glass and white walls
* Underfloor heating & polished concrete * Shadow line cornices and ceiling fans * White Kitchen

  • Be clear about how much you can afford and whether professional and or application costs are included.

    It is also okay for the designer to work to the brief and not worry about the final cost of the project. Working to a brief is easier than working to a tight budget.

    For example :

    • $650k - total and fixed, including all fees

    • You can include separate budgets for landscaping, pools, fencing, solar systems or other considerations
