There are many elements of the original construction which are not the responsibility of the HOA. The HOA responsibility for these is limited to the exterior siding and siding trim as well as the roofing shingles. All other items are the home owner's responsibility to maintain and may include decks, cement patios, foundation, porch lights, doors, windows, front steps and railings, etc.

Article VII of the Covenants addresses townhome maintenance responsibilities but makes no mention of several exterior items except the roofing and siding. The NC State Legislature later provided better definitions of who maintains what because many older Covenants were written too vaguely. This is when the doors and windows, among other items, were defined as limited common elements which are the responsibility of the home owner to maintain. Insurance Requirements: HO-3

The HOA does not insure any part of the dwellings. All homeowners should obtain and carry HO-3 insurance policies that provide coverage for the exterior and interior for respective units.
