  • RENTAL/LEASE APPLICATION PROCEDURE REQUIREMENTS AND CONSENT FORM

    1.Please submit the Application and this Application Procedure Requirements and Consent Form, including copy of valid Driver's License or Photo ID, Two recent Pay Stubs or other acceptable proof of Employment / Income (employer hire letter. taxes etc and a recent Bank Statement (1st page only with monthly Credit/Debit info and must include your Name, Name of Financial Institution and Date Please submit supporting documents to leasing@homefindersofidaho.com

    2. To process an application a non-refundable fee of $38.00 per adult is required.

    3. The security deposit can be submitted in earnest to secure the rental property. If the application is rejected, the deposit will be refunded. If the application is approved for tenancy, the deposit shall be applied toward securing the rental property and becomes non-refundable in the event of a default or breach by tenant.

    4.Once all information and fees are received, it takes approximately 48 hours (excluding weekends/holidays) to process an application. Lack of information, unsigned or incomplete applications will result in a longer processing time.

    5.It is the responsibility of the applicant to verify availability and all other terms and to list any requests or issues, if they are to be a contingency of your offer to rent, prior to applying, paying fees, or submitting the security deposit.

    6.Homefinders of Idaho LLC is the agent for the owner and not the property manager. The information provided herein will be kept confidential and will only be used by Landlord and its Agents to determine approval of application.

    7. Roommates- must have one individual in the group to meet income requirement (cannot combine incomes unless married) or a cosigner who meets approval requirements below. All adult occupants must pass background check.

    8.Self Employed- must include copies of last two filed Income Tax Returns or copies of the last 24 months of bank statements from a Financial Institution, (first page only, with monthly debit/credit information and must include Name or Business Name, Name of Financial Institution and Dates.

    9. Felonies- must be off probation or parole. Must include explanation of felony committed, date and penalties incurred. 

    10. Evictions- must provide explanation including names of Landord/manager and date of eviction(s). 

  • 11.  Pets/Smoking- If pets are considered, there will be a pet deposit or fee required. Unless proper documentation is provided for ESA or Therapy /Service Animal. Smoking is not permitted inside premises. 

  • Approval Qualifications: Must have these standard qualities (unless landlord approves) Favorable Rental or Mortgage References Average or Above Credit Rating preferred (no collections-excluding medical/student loans) Acceptable Criminal History (released from probation/parole (include explanation if necessary) Stable Employment and Income Verification (2.5x rent for individual or married or 4x rent for Co-signer) (or sufficient income/debt ratio) Unsecured Employment - (3 Month's Rent in advance *minimum)

  • Applicant has read and understood numbers 1-11 above and duly signs in agreement to the application procedure and requirements, as indicated herein. Applicant hereby represents that all the information provided or to be provided is true, correct, and complete and agrees that landlord may terminate any agreement entered in reliance on any misstatement made. Applicant authorizes verification of information provided, including but not limited to obtaining a consumer credit report. Landlord/Agent reserves the right to request additional information and or to reject any application. Applicant(s) hereby submits application for offer to lease property in "as is" condition, unless otherwise stated herein

  • Applicant authorizes the verification of all statements and information provided in this application including rental history, current and previous employment and income, bank and credit account details and any other relevant information necessary for Landlord to evaluate this application. Applicant further authorizes Landlord and its agents to obtain a consumer credit report and a criminal background report. If Applicant has provided any false or incomplete information in this application, Landlord may reject this application and/or terminate the lease agreement. Applicant will pay a non-refundable application fee in the amount of $38.00 for Landlord's review and verification of the statements and information contained in this application. Applicant certifies that all statements provided in this Lease Application are true, correct, and complete.
