RENTAL/LEASE APPLICATION PROCEDURE REQUIREMENTS AND CONSENT FORM
1.Please submit the Application and this Application Procedure Requirements and Consent Form, including copy of valid Driver's License or Photo ID, Two recent Pay Stubs or other acceptable proof of Employment / Income (employer hire letter. taxes etc and a recent Bank Statement (1st page only with monthly Credit/Debit info and must include your Name, Name of Financial Institution and Date Please submit supporting documents to leasing@homefindersofidaho.com
2. To process an application a non-refundable fee of $38.00 per adult is required.
3. The security deposit can be submitted in earnest to secure the rental property. If the application is rejected, the deposit will be refunded. If the application is approved for tenancy, the deposit shall be applied toward securing the rental property and becomes non-refundable in the event of a default or breach by tenant.
4.Once all information and fees are received, it takes approximately 48 hours (excluding weekends/holidays) to process an application. Lack of information, unsigned or incomplete applications will result in a longer processing time.
5.It is the responsibility of the applicant to verify availability and all other terms and to list any requests or issues, if they are to be a contingency of your offer to rent, prior to applying, paying fees, or submitting the security deposit.
6.Homefinders of Idaho LLC is the agent for the owner and not the property manager. The information provided herein will be kept confidential and will only be used by Landlord and its Agents to determine approval of application.
7. Roommates- must have one individual in the group to meet income requirement (cannot combine incomes unless married) or a cosigner who meets approval requirements below. All adult occupants must pass background check.
8.Self Employed- must include copies of last two filed Income Tax Returns or copies of the last 24 months of bank statements from a Financial Institution, (first page only, with monthly debit/credit information and must include Name or Business Name, Name of Financial Institution and Dates.
9. Felonies- must be off probation or parole. Must include explanation of felony committed, date and penalties incurred.
10. Evictions- must provide explanation including names of Landord/manager and date of eviction(s).
