1. Please submit Application(s) and Application Procedure/Consent Form(s) complete with all signatures or authorizations and include copy of valid Driver’s License or Photo ID, 2 recent filed Tax Returns, 24 months of bank statements (1st page only with monthly Credit/Debit info and must include Name/Business Name, Name of Financial Institution and Date) or other acceptable proof of Employment / Income. Please submit supporting documents to leasing@homefindersofidaho.com.
2. To process an application a non-refundable fee of $38.00 per adult is required. You can submit an On-line Application and this on-line Application Procedure/Requirements and Consent Form from website or a PDF copy of Homefinders Rental Application to print, complete and scan back to the email provided above. You can find applications, consent form and payment options from our website. Alternately, you may schedule an appointment to pick up/bring back completed application(s) and supporting documents from/to our office and pay fee with cash or money order.
3. The security deposit can be left in earnest to secure the rental property. If applicant is declined the deposit will be fully refunded. If applicant is approved for tenancy, it shall be applied toward securing the rental property and becomes non-refundable in the event of a default or breach by tenant.
4. Once, all information and fees are received, it takes approximately 48 hours (excluding weekends/holidays) to process an application. Lack of information, unsigned or incomplete application will result in a longer processing time.
5. It is the responsibility of applicant to verify availability and all other terms and to list any requests or issues, if they are to be a contingency of your offer to rent, prior to submitting an application, fees or security deposit.
6. Homefinders of Idaho LLC is the agent for the owner and not the property manager. The information provided herein will be kept confidential and will only be used by Landlord and its Agents to determine approval of application.
7. Self Employed- must include copies of last two filed Income Tax Returns or copies of the last 24 months of bank statements from a Financial Institution, (first page only, with monthly debit/credit information and must include Name or Business Name, Name of Financial Institution and Dates).
8. Co-Signers - Must meet 5x rent income requirement and complete and submit an application, supporting documents and this consent form.
8. Felonies- must be off probation or parole and include explanation of felony committed, date and penalties incurred.
9. Evictions- must attach explanation including names of Landlord/Manager and Date of Eviction(s).
10. Smoking/Pets- No pets permitted. Smoking is not permitted inside premises.
