The application seeks to double the size of the liquor store to 927sqm, which is more than 6 times bigger than the original size approved in February 2013.
It should also be noted this alteration application is now being made by Woolworths to create a Dan Murphy liquor barn.
The map attached shows there are 5 other existing liquor stores situated within 400m of the subject liquor store.

Are the trading hours at the six existing packaged liquor outlets suitable for your requirements?

What do you say about the packaged (takeaway) liquor pricing currently available at the six packaged liquor outlets in the locality, including Aldi Liquor that offers “everyday low prices”?

Thinking about your answers to the questions above about product range, opening hours and pricing, should this alteration application be approved? Or do you think it will create an unnecessary duplication of the take-away liquor services that already exist in Byford?

The Shire of Serpentine/Jarrahdale’s new town planning scheme (yet to be enacted) seeks to prohibit big box liquor stores in the town centre. Do you agree with that policy?

The new Byford train station is set to be built very close to this liquor store. Do you believe it is a good idea to have a Dan Murphy liquor barn so close to a train station?

Customers of the new Dan Murphy liquor barn are not able to turn right southbound on the SW Highway, and therefore must turn right on to Abernethy Road, and then turn right again at George Street in order to enter the shopping complex where the premises is situated.

Given the likely increase in traffic volumes that this new large store would attract, do you believe this will cause any traffic problems?
