Stock Development has purchased 5.4 acres of land at the corner of Vanderbilt Beach Road and Gulf Shore Drive and is petitioning the county for approval to build two high-rise condominiums (14 stories over parking), three mid-rises (5 stories over parking), commercial buildings (10,000 sq. ft.) and a 75-slip marina.
In order to proceed, after county staff and Planning Commission review, Stock needs super-majority county commission approval (4 of 5 votes) to modify the existing growth management plan and subsequent majority commission approval to rezone from commercial to mixed residential-commercial.
Neighboring residents are protesting vigorously against One Naples. They are concerned about building heights, increased traffic into a collector road that does not have adequate capacity to serve the current development at high demand times and additional parking problems.
Pelican Bay, Vanderbilt Beach, Naples Park and all local surrounding communities will be directly affected by an enormous increase in traffic and congestion. Vanderbilt Beach Road, already a main thoroughfare to the beach, is being extended further east and, as a result, will funnel an increasing number of cars into the narrow stretch of Vanderbilt Beach Rd. leading to One Naples. The resulting congestion will lead to transient traffic through Pelican Bay and the surrounding residential neighborhoods as drivers seek alternative routes and shortcuts to avoid the Vanderbilt Beach Rd /US41 intersection. Agitated drivers are already using these alternate routes during peak times, cutting through and speeding on our local roadways (which were never intended to handle this traffic), and are now creating safety hazards.
PETITION
We, the undersigned, STRONGLY OPPOSE the One Naples development because the resulting increase in traffic and congestion will adversely affect these local residential neighborhoods and strangle the local roadways.
We urge you to reject the One Naples proposal!
