Porches/Decks addition/change requirements are:

Porches and decks shall be designed with substantial, well-proportioned railing, flooring and support posts meeting applicable building code requirements. Porches and decks shall blend with the style and material of the house (e.g., stucco deck fascia and piers with stucco house, or brick piers with a brick house). Porch and deck support columns constructed of masonry shall be 12”x 12”, and porch and deck support columns constructed of wood shall be 6”x 6”. One-story decks shall be appropriately screened with lattice or other approved material, and/or sufficient Landscape Improvements. (See Figure 4.11.1). Under no circumstances may porch and deck support columns be constructed of 4’ x 4’ material.
Submittal requirements for a Porch/Deck are as follows:
- SC stamped lot survey indicating location(s) of areas involved in the project showing dimensions to lot boundaries.
- Samples (description & pictures) of materials used for all components.
- Vendor detailed plans and/or renderings of the project.
- Photos of the area showing existing conditions and views from public areas, neighboring lots and Golf Course if appropriate.
Please note a walkthrough by the Architectural Change Committee may be necessary for this project. A representative from the management company will reach out to you if this is required.
