  • Thank you for applying for a rental unit with Eclipse Property Management & Real Estate.  We look forward to assisting you and helping you find a great rental.

    The application takes the average applicant about 10-20 minutes to complete.

    It's also a highly competitive process, so please take the time to be thorough and fill out as much information as possible.

  • Instructions & Key Points

    1. The application must be completed in full.
    2. All lines with an asterisk (*) are required and must be completed to move forward with the application process.
    3. If you have a credit freeze on your credit report please have it lifted before you apply.
    4. Please use your full legal name. Do not use nicknames, punctuation or an alias.
    5. After completing the required fields click the next button to progress to the next step of the application.  The application has several pages that require your information.
    6. Read all disclosures and electronically sign your application.   Anyone over the age of 18 that will be living in the unit MUST submit an application. 
    7. The application must be paid in full before it can be processed. You will only be charged for your application at the end of the application. You cannot pay for it later. A valid credit or debit card is required to make your payment. If payment is not made, your application will not be processed.  The fee is non-refundable.
    8. Applications are good for 60 days and can be moved to another unit if requested.

    Before you apply, please check the rental listing page at https://www.renteclipse.com to make sure the rental unit you're applying for is still listed or have a pending application.  If there is a pending approved application, you might not even be considered for the unit if the prior approved applicant accepts the unit.

    Please review the Rental Criteria to make sure you qualify to live at the rental property provided by Eclipse Property Management.

    Depending on your rental application, you could be required to pay a doubled deposit or denied entirely.

    They provide property managers a comprehensive digital Pet Profile with a FIDO Score™.   • Legal Disclosures and Terms

  • Rental Applications require a lot of legal disclosures, terms & conditions.  Please click on each section below to read the associated disclosure and/or terms & conditions.

    • Application Agreement  
    • The following Application Agreement will be signed by all applicants prior to signing a lease contract. While some of the information below may not yet be applicable to your situation, there are some provisions that may become applicable prior to signing a lease contract. In order to continue with this online application, you'll need to review the Application Agreement carefully and acknowledge that you accept its terms.

      1. If You Fail to Sign Lease Contract After Approval. Unless we authorize otherwise in writing, to secure the rental unit, you and all coapplicants must sign the Lease Contract within 48 hours after we give you our approval in person, by telephone or by email.
      2. Completed Application. An Application will not be considered "completed" and will not be processed until all of the following have been provided to us: a separate Application has been fully filled out and signed by you and each coapplicant; an application fee has been paid to us.
      3. Nonapproval. We will notify you whether you've been approved within 4 workdays after the date we receive a completed Application. Your Application will be considered "disapproved" if we fail to notify you of your approval within 15 days after we have received a completed Application. Notification may be in person or by email or telephone. You must not assume approval until you receive actual notice of approval. The 4 workday time period may be changed by Eclipse Property Management at any time.
      4. Refund After Nonapproval. Application Fee is non-refundable.  If you or any co-applicant is disapproved or deemed disapproved, we'll refund all application or security deposits, but not application fees, within 30 days of such disapproval. Refund checks may be made payable to all coapplicants and mailed to one applicant.
      5. Extension of Deadlines. If the deadline for signing, approving, or re- funding falls on a Saturday, Sunday, or a state or federal holiday, the deadline will be extended to the end of the next workday.
      6. Notice to or from Co-applicants. Any notice we give you or your co-applicant is considered notice to all coapplicants; and any notice from you or your co-applicant is considered notice from all co-applicants.
      7. Keys or Access Devices. We'll furnish keys and/or access devices only after:
        1. all parties have signed the contemplated Lease Contract and other rental documents referred to in the Lease Contract; and
        2. all applicable security deposits have been paid in full; and
        3. the first month's prorated rent is paid; and
        4. all applicable utilities are put in the tenant's name.
      8. Signature. Our reception of this application is consent only to this Application Agreement. It does not bind us to accept applicant or to sign the proposed Lease Contract.

      APPLICATION FEE TOTAL = $59/ Applicant

       

      There is an optional non-refundable fee of an additional $30 for expedited processing and review.

       

      The APPLICATION FEE is a NON-REFUNDABLE payment for a background check for this Application and such sum is not a rental payment or security deposit.  This fee will be retained regardless if the Applicant is approved or denied.

    • Eclipse Property Management charges these fees in addition to the monthly rent:

      • Technology & Administration Fee - $7/ Tenant/ Month. Applicant understands that Eclipse Property Management charges a Technology and Administration fee of $7 per tenant, per month

      • Tenant Insurance Requirement - $12/ Month. Applicant understands that Eclipse Property Management requires tenant’s insurance with at least $100,000 in tenant liability coverage and the Applicant will automatically be entered in Eclipse Property Management's insurance program and charged $12 per month if they do not have coverage.

      • Tenant Utility & Maintenance Reduction Program - $8/ Month. Applicant understands that if they rent a unit with a forced air furnace system and a filter, they will automatically be entered in the Tenant Utility & Maintenance Reduction Program and charged $8 per month and will receive a new furnace filter every 60 days in the winter months.

      • Pets - Fee Varies.  Tenant Charges for Pets.  In properties which consider pets, the following charges are paid by the tenant:

        • Pet Screening – Tenants must submit information about their pet to the pet screening service (cost is $20 for the first pet and $15 for each additional pet).  The pet is “scored” by the service and the score determines whether the pet will be allowed and how many inspections will be required.

        • Additional Property Rent - $50/pet/month. (Unless increased by the Property Owner)

        • Increased Security Deposit - $100/pet. (Unless increased by the Property Owner)

        • Interior inspections – Interior property inspections are required. The frequency and cost to the tenant is based on the pet screening score.  This score is based on numerous factors related to the individual pet (size, breed, history, age, vaccines, etc).

      DIFFERENT BROKERAGE RELATIONSHIPS ARE AVAILABLE WHICH INCLUDE LANDLORD AGENCY, TENANT AGENCY OR TRANSACTION-BROKERAGE.

      BROKERAGE DISCLOSURE TO TENANT DEFINITIONS OF WORKING RELATIONSHIPS

      For purposes of this document, landlord includes sublandlord and tenant includes subtenant.

      Landlord’s Agent: A landlord’s agent works solely on behalf of the landlord to promote the interests of the landlord with the utmost good faith, loyalty and fidelity. The agent negotiates on behalf of and acts as an advocate for the landlord. The landlord’s agent must disclose to potential tenants all adverse material facts actually known by the landlord’s agent about the property. A separate written listing agreement is required which sets forth the duties and obligations of the broker and the landlord.

      Tenant’s Agent: A tenant’s agent works solely on behalf of the tenant to promote the interests of the tenant with the utmost good faith, loyalty and fidelity. The agent negotiates on behalf of and acts as an advocate for the tenant. The tenant’s agent must disclose to potential landlords all adverse material facts actually known by the tenant’s agent, including the tenant’s financial ability to perform the terms of the transaction and, if a residential property, whether the tenant intends to occupy the property. A separate written tenant agency agreement is required which sets forth the duties and obligations of the broker and the tenant.

      Transaction-Broker: A transaction-broker assists the tenant or landlord or both throughout a real estate transaction by performing terms of any written or oral agreement, fully informing the parties, presenting all offers and assisting the parties with any contracts, including the closing of the transaction, without being an agent or advocate for any of the parties. A transaction- broker must use reasonable skill and care in the performance of any oral or written agreement, and must make the same disclosures as agents about all adverse material facts actually known by the transaction-broker concerning a property or a tenant’s financial ability to perform the terms of a transaction and, if a residential property, whether the tenant intends to occupy the property. No written agreement is required.

      Customer: A customer is a party to a real estate transaction with whom the broker has no brokerage relationship because such party has not engaged or employed the broker, either as the party’s agent or as the party’s transaction-broker.

      RELATIONSHIP BETWEEN BROKER AND TENANT

      Broker and Tenant referenced below have NOT entered into a tenant agency agreement. The working relationship specified below is for the specific property applicant is applying for.

      Tenant understands that Tenant is not liable for Broker’s acts or omissions that have not been approved, directed, or ratified by Tenant.

      Multiple-Person Firm. Broker, referenced below, is designated by Brokerage Firm to serve as Broker. If more than one individual is so designated, then references in this document to Broker shall include all persons so designated, including substitute or additional brokers. The brokerage relationship exists only with Broker and does not extend to the employing broker, Brokerage Firm or to any other brokers employed or engaged by Brokerage Firm who are not so designated.

      Customer:

      Broker is the landlord’s agent and Tenant is a customer. Broker is not the agent or transaction-broker of Tenant.

       

      THIS IS NOT A CONTRACT.

      If this is a residential transaction, the following provision applies:

      MEGAN’S LAW. If the presence of a registered sex offender is a matter of concern to Tenant, Tenant understands that Tenant must contact local law enforcement officials regarding obtaining such information.

      The federal Fair Credit Reporting Act (FCRA) promotes the accuracy, fairness, and privacy of information in the files of consumer reporting agencies. There are many types of consumer reporting agencies, including credit bureaus and specialty agencies (such as agencies that sell information about check writing histories, medical records, and rental history records).       • You must be told if information in your file has been used against you.  Anyone who uses a credit report or another type of consumer report to deny your application for credit, insurance, or employment - or to take another adverse action against you - must tell you, and must give you the name, address, and phone number of the agency that provided the information.
      • You have the right to know what is in your file.  You may request and obtain all the information about you in the files of a consumer reporting agency (your "file disclosure"). You will be required to provide proper identification, which may include your Social Security number. In many cases, the disclosure will be free.
        • You are entitled to a free file disclosure if:
          • a person has taken adverse action against you because of information in your credit report;
          • you are the victim of identity theft and place a fraud alert in your file;

      • You have the right to ask for a credit score.  Credit scores are numerical summaries of your credit-worthiness based on information from credit bureaus. You may request a credit score from consumer reporting agencies that create scores or distribute scores used in residential real property loans, but you will have to pay for it. In some mortgage transactions, you will receive credit score information for free from the mortgage lender.
      • You have the right to dispute incomplete or inaccurate information.  If you identify information in your file that is incomplete or inaccurate, and report it to the consumer reporting agency, the agency must investigate unless your dispute is frivolous.       • Consumer reporting agencies must correct or delete inaccurate, incomplete, or unverifiable information.  Inaccurate, incomplete, or unverifiable information must be removed or corrected, usually within 30 days. However, a consumer reporting agency may continue to report information it has verified as accurate.
      • Consumer reporting agencies may not report outdated negative information.  In most cases, a consumer reporting agency may not report negative information that is more than seven years old, or bankruptcies that are more than 10 years old.
      • Access to your file is limited.  A consumer reporting agency may provide information about you only to people with a valid need - usually to consider an application with a creditor, insurer, employer, landlord, or other business. The FCRA specifies those with a valid need for access.
      • You must give your consent for reports to be provided to employers.  A consumer reporting agency may not give out information about you to your employer, or a potential employer, without your written consent given to the employer.       • You may limit "prescreened" offers of credit and insurance you get based on information in your credit report.  Unsolicited "prescreened" offers for credit and insurance must include a toll-free phone number you can call if you choose to remove your name and address form the lists these offers are based on. You may opt out with the nationwide credit bureaus at 1-888-5-OPTOUT (1-888-567-8688).

      The following FCRA right applies with respect to nationwide consumer reporting agencies: 

      • CONSUMERS HAVE THE RIGHT TO OBTAIN A SECURITY FREEZE.  You have a right to place a "security freeze" on your credit report, which will prohibit a consumer reporting agency from releasing information in your credit report without your express authorization. The security freeze is designed to prevent credit, loans, and services from being approved in your name without your consent. However, you should be aware that using a security freeze to take control over who gets access to the personal and financial information in your credit report may delay, interfere with, or prohibit the timely approval of any subsequent request or application you make regarding a new loan, credit, mortgage, or any other account involving the extension of credit.
      • As an alternative to a security freeze, you have the right to place an initial or extended fraud alert on your credit file at no cost. An initial fraud alert is a 1-year alert that is placed on a consumer's credit file. Upon seeing a fraud alert display on a consumer's credit file, a business is required to take steps to verify the consumer's identity before extending new credit. If you are a victim of identity theft, you are entitled to an extended fraud alert, which is a fraud alert lasting 7 years.
        A security freeze does not apply to a person or entity, or its affiliates, or collection agencies acting on behalf of the person or entity, with which you have an existing account that requests information in your credit report for the purposes of reviewing or collecting the account. Reviewing the account includes activities related to account maintenance, monitoring, credit line increases, and account upgrades and enhancements.
      • You may seek damages from violators.  If a consumer reporting agency, or, in some cases, a user of consumer reports or a furnisher of information to a consumer reporting agency violates the FCRA, you may be able to sue in state or federal court.
      • Identity theft victims and active duty military personnel have additional rights.  For more information, visit www.consumerfinance.gov/learnmore.
        States may enforce the FCRA, and many states have their own consumer reporting laws. In some cases, you may have more rights under state law.     • NOTICE REGARDING BACKGROUND INVESTIGATION

      PURSUANT TO CALIFORNIA LAW

       
      Eclipse Property Management (the “Company”) intends to obtain information about you from an investigative consumer reporting agency and/or a consumer credit reporting agency for tenant screening purposes. Thus, you can expect to be the subject of “investigative consumer reports” and “consumer credit reports” obtained for tenant screening purposes. Such reports may include information about your character, general reputation, personal characteristics and mode of living. With respect to any investigative consumer report from an investigative consumer reporting agency (“ICRA”), the Company may investigate the information contained in your lease application and other background information about you, including but not limited to obtaining a criminal record report, verifying references, work history, your educational achievements, licensure, and certifications, your driving record, and other information about you, and interviewing people who are knowledgeable about you. The results of this report may be used as a factor in making tenant screening decisions. The source of any investigative consumer report (as that term is defined under California law) will be Rental Services, Inc., 10050 Ralston Road, Suite 7 Arvada, CO 80004, Phone: (800) 628-6414, Fax: (800) 296-9902.       The Company agrees to provide you with a copy of an investigative consumer report when required to do so under California law.

      Under California Civil Code section 1786.22, you are entitled to find out from an ICRA what is in the ICRA’s file on you with proper identification, as follows:

      In person, by visual inspection of your file during normal business hours and on reasonable notice. You also may request a copy of the information in person. The ICRA may not charge you more than the actual copying costs for providing you with a copy of your file.

      A summary of all information contained in the ICRA’s file on you that is required to be provided by the California Civil Code will be provided to you via telephone, if you have made a written request, with proper identification, for telephone disclosure, and the toll charge, if any, for the telephone call is prepaid by or charged directly to you.

      By requesting a copy be sent to a specified addressee by certified mail. ICRAs complying with requests for certified mailings shall not be liable for disclosures to third parties caused by mishandling of mail after such mailings leave the ICRAs.

      “Proper Identification” includes documents such as a valid driver’s license, social security account number, military identification card, and credit cards. Only if you cannot identify yourself with such information may the ICRA require additional information concerning your employment and personal or family history in order to verify your identity.

      The ICRA will provide trained personnel to explain any information furnished to you and will provide a written explanation of any coded information contained in files maintained on you. This written explanation will be provided whenever a file is provided to you for visual inspection.

      You may be accompanied by one other person of your choosing, who must furnish reasonable identification. An ICRA may require you to furnish a written statement granting permission to the ICRA to discuss your file in such person’s presence.

    • Disclosure Regarding Background Investigation  
    • DISCLOSURE REGARDING BACKGROUND INVESTIGATION

      Eclipse Property Management ("the Company") may obtain information about you from a consumer reporting agency for tenant screening purposes. Thus, you may be the subject of a consumer report and/or an investigative consumer report which may include information about your character, general reputation, personal characteristics, and/or mode of living, and which can involve personal interviews with sources such as your neighbors, friends, or associates. These reports may contain information regarding your criminal history, social security trace, employment and education references, credit history, professional licenses and credentials. You have the right, upon written request made within a reasonable time after receipt of this notice, to request disclosure of the nature and scope of any investigative consumer report. Please be advised that the nature and scope of the most common form of investigative consumer report obtained with regard to applicants for residency is an investigation into your education and/or employment history conducted by ("Agency"). This Disclosure and Authorization allows the Company to obtain from any outside organization all manner of consumer reports and investigative consumer reports now and, if approved for residency, throughout the course of your tenancy to the extent permitted by law. As a result, you should carefully consider whether to exercise your right to request disclosure of the nature and scope of any investigative consumer report.

      Maine, Massachusetts, and New Jersey applicants or residents only: You have the right to inspect and promptly receive a copy of any investigative consumer report requested by Company by contacting the consumer reporting agency identified above directly.

      All representations and warranties made by such Applicant in this Rental Application are true and accurate as of the date hereof and shall be true and accurate as of the date the Issuer issues the Lease Agreement. If at any time prior to the issuance of the Lease Agreement any representation or warranty shall not be true and accurate in any respect, such Applicant shall so notify the Issuer.

    • Authorizations & Acknowledgements  
      • I hereby authorize the obtaining of consumer reports and/or investigative consumer reports at any time after receipt of this authorization and, if I am approved for residency, throughout my tenancy. To this end, I hereby authorize, without reservation, any law enforcement agency, administrator, state or federal agency, institution, school or university (public or private), information service bureau, employer, landlord, court, or insurance company to furnish any and all background information requested by Rental Services, Inc., 10050 Ralston Road, Suite 7 Arvada, CO 80004, Phone: (800) 628-6414, Fax: (800) 296-9902; or another outside organization acting on behalf Eclipse Property Management, and/or or Eclipse Property Management itself. I agree that a facsimile ("fax"), electronic or photographic copy of this Authorization shall be as valid as the original.

  • In order to qualify you for a rental, we must verify your income and determine your income to rent ratio.  We do not discriminate based on source of income, but we do need to verify income.

    For example: A college student where a parent is planning on paying the rent.  In this case, a parent would need to provide a letter guaranteeing the income.
