As a courtesy, our Firm will prepare the Seller closing documentation for a standard fee as a Seller expense collected at closing. Please request a copy of our fee schedule or visit our website for our current rates. In the event title curative measures are necessary or Seller’s title involves an entity or an estate/trust, the standard fee for the Seller will increase. Please advise us immediately if you have retained counsel to prepare your Seller documentation, as our Firm represents the Buyer in this transaction.

DISBURSEMENT OF FUNDS:
Our Firm charges an administrative fee for the disbursement of all sales proceeds whether by Fedex delivery, wire or otherwise.

Sales proceeds will only be wired to your account if you complete a wiring authorization form in our office.

Sales proceeds for Sellers who sign remotely will only be wired to a law firm, title insurance company or 1031 exchange/intermediary company.

Proceeds will not be disbursed until the closing documents have been recorded at the county registry. We endeavor to process wire transfers by the end of each day. Please be advised that wire proceeds may not be wired to your account until the following business day. Our Firm is not responsible for reasonable delays for accommodating wire transfers.
DELIVERY OF KEYS:
Keys and other incidents of possession or ownership should not be deposited with our Firm to deliver to purchasers or their agents. The undersigned agrees to hold our Firm harmless for any unauthorized delivery, conveyance, loss or damage to any such items held by our Firm.
TERMS AND CONDITIONS REGARDING AN EARNEST MONEY DEPOSIT HELD BY OUR FIRM
If you or your agent direct our Firm to retain your Earnest Money Deposit (EMD) pursuant to the terms of your purchase contract, our Firm shall agree to such arrangement so long as you agree that should your transaction not close and you are entitled to a refund of the EMD, our Firm may deduct $200.00 from your EMD refund as payment for administrative and custodial fees. If you do not agree with the fee arrangement set-out in this paragraph, contact us immediately so that we may begin the process of returning any EMD we are currently holding on your and your Buyer’s behalf. We require your Buyer to agree to these same terms.
