- Termination Fee: As described in the lease (usually between $397 and one month's rent, depending on the property). This fee is non refundable.

Monthly Rent: You must pay rent on the 1st of each month until a new tenant has possession of the property or until the end of your current lease term, whichever is earlier. If a new tenant occupies the property mid-month, your rent payment for that month will be prorated back to your account based on the date the new tenant has possession. Unused or prepaid rent will be returned with the security deposit as described below.

Utilities: You must keep utilities on and in your name until a new tenant has possession or until the end of your lease (whichever occurs first).

Yard Care & Snow Removal: If you are responsible for yard care and/or snow removal then you are required to maintain the yard and remove snow until the new tenant has possession or until your lease expiration, whichever is earlier. If you signed up for the Lawn Care & Snow Removal Service Plan, you will be charged for the remaining time left on the 11 month plan.

Showings: We will notify you prior to doing any showings.

Security Deposit: Cannot be used as last month’s rent. Eclipse Property Management has 30 - 60 days to return your deposit or an accounting of the deposit (depending on the terms of your lease). The timeline begins on the day the new tenant has possession. The accounting and/or refund will be mailed to the Primary Tenant listed on this form.

No Subletting: Eclipse Property Management does not allow subletting. If you know someone interested in leasing the property, have them submit an application at www.RentEclipse.com.

Forwarding Address: If you wish to receive your Security Deposit Return in a timely manner, a forwarding address must be provided to our office prior to moving out. The Security Deposit will be mailed to the last known address if no forwarding address is provided.

Carpet Cleaning: If your lease says that carpets must be professionally cleaned at your expense, then a receipt must be provided to our office at the same time that your keys are turned in.
