• Dear Applicant:

    JMK welcomes you to our web-based application to lease/purchase a unit at The Sails Condominium Association. Below you will find the beginining application screen. Please note, the application must be completed in its ENTIRETY. INCOMPLETE APPLICATIONS WILL NOT BE PROCESSED.

    The information and documentation provided on these fields will be reviewed and maintained by the Condominium. Please be advised, all applications must be submitted a minimum of twenty-one (21) calendar days BEFORE the start of the lease or the stipulated closing/settlement date. Leases of less than 30 days are NOT allowed in the association.

    Please be prepared to provide or complete the following items on the web-based application. 

    1. Privacy Release Form. 

    2. Credit Report Release Form(s) – one from EACH prospective tenant, guarantor, AND one from EACH prospective addtional adult resident.

    3. Please upload clear and legible colored photocopy of a valid Government Issued Photo Identification from all applicants.

    4. Please upload clear and legible copy of all vehicle registrations from all applicants.

    5. Emergency Contact Information Form

    6. Lease Application, completed by prospective tenant(s) 

    7. Notice of Intention to Lease/Sell Condominium Unit duly signed by owner of record.

    8. Legible copy of Fully Executed Lease, including any additional riders, executed by all parties. All unit owners of record are required to have signed.

    9. House Rules Acknowledgement, executed by each prospective tenant and adult resident(s).

    10. Agreement Regarding Arrears, executed by the owner and Tenant/ this document is for the owner and prospective tenant(s) to agree that in the event that the unit owner(s) default on payment of Common Charges to the Condominium, the prospective tenant(s) rent payment will immediately go to the Condominium to pay the arrearage of Common Charges);

    11. Moving Procedures, executed by prospective tenant(s) (attached);

    12. Emergency Contact Form, completed by prospective tenant(s) (attached);

    13. Forwarding Address Form, executed by unit owner(s) (attached); and

    14. Pet Statement or Registration Form, completed by prospective tenant(s).

  • THE SAILS CONDOMINIUM ASSOCIATION APPLICATION FOR OCCUPANCY

  • The following fees must be submitted with your application package:

    • Damage Deposit: Refundable deposit of $250.00 required when moving in and moving out, payable by personal check to Sails Condominium. (Move-in and Move-out Deposit applies only when furniture or other items are being moved in and out. Certified checks will not be accepted for deposits).
    • Intercom Fee (optional): $25.00 fee to add to the entry gate (local number) or $35.00 (national number), payable by personal check to Sails Condominium.
    • Clicker Fee (optional): $75.00 per clicker, payable by personal check to Sails Condominium.
    • Medeco Key Fee (optional): $75.00 payable by personal check to Sails Condominium.
    • Credit Check Fee: Non-refundable fee of $150.00 per tenant or adult resident (e.g., spouse, partner, adult child or other relative of prospective tenant) and made payable by personal check to JMK Property Investment, LLC.

    All of the required documents must be assembled into a complete package, in the exact order specified above. The completed application is to be forwarded to: The Sails Condominium Association c/o JMK Property Investment LLC, 605 Lincoln Rd Suite 250 Miami Beach FL 33139 Attn: Sales and Leasing. All information that is filled out must be either printed or legibly handwritten. Any document that is considered illegible will need to be redone and resubmitted.
    Please retain the copy included in this package for your information.

    Upon receipt of a completed package, and after verification of all financial data and references, the application will be submitted to the Condominium Board for their review.

    INCOMPLETE APPLICATIONS WILL NOT BE ACCEPTED.
    The screening process will normally take ten (10) business days. There will not be any information available at this time. The Board of Directors will call the applicant if they find it necessary.

    Any approval issued by the association is contingent upon the Association’s Management certifying the payment of any and all outstanding assessments, fines, late charges, or other fees owed by the current unit owner to the association. Approval may b be rightfully withheld until all such outstanding common charges/assessments/debts have been paid to the association.

    IT IS UP TO THE BOARD OF DIRECTORS TO APPROVE OR DISAPPROVE OF AN APPLICATION.
    Should you get satellite television the dish must be connected to the North wall of the roof.
    No one may move into the unit before approval by the association has been given. Any UNAPPROVED lease of a unit is a voidable transaction and maybe set aside through appropriate legal action.

    1. I hereby agree for myself and on behalf of all persons who may use the unit which I seek to purchase/lease that we will abide by all the restrictions contained in the By-Laws, Rules and Regulations, Condominiums documents and restrictions which are or may in the future be imposed by the Board of Directors. I understand that I will be present when guests, relatives or children who are not residents occupy the unit.
    2. I understand that the acceptance for purchase of the unit is conditioned upon the truth and accuracy of this application and upon the approval of the Board of Directors. Occupancy prior to final approval is prohibited.
    3. I understand that the Board of Directors may cause to be instituted such as an investigation of my background as the Board of Directors may deem necessary. Accordingly, I specifically authorize the Board of Directors or their Agents to make such an investigation and agree that the information contained in this and the attached application may be used in such investigation, and that the Board of Directors of and Officers of the Community Association itself shall be held harmless from any action or claim by me in connection with the use of the information contained herein or any investigation conducted by the Board.

Approval is hereby granted to the Condominium Association or Agent, to investigate all information supplied on this application and a full disclosure of pertinent facts may be made to the Condominium Association/JMK Property Investment LLC is authorized to obtain credit rating through a credit reporting agency.
