  • Are you leaving earlier than your lease end date?

    If you would like to leave your apartment earlier than your lease end date, you can simply pay all the rent until the lease end date before your departure. If this is the case for you, please select "End of lease/fixed-term agreement" as the reason for leaving in the section above.

    Otherwise, you have the option to break your lease. Break-Lease is a process where a tenant pays the associated fees and lets another person take over the rest of the lease. If you would like to end your lease early by finding a replacement tenant, please select "Break Lease" as a reason for leaving. If you select Break-Lease, the next page will explain the process and terms & conditions of break-lease.

  • Breaking Your Lease

    As the lease agreement is a legally binding document, you are responsible for rent payments until the lease end date. If you wish to vacate before this date, you must break your lease. There are specific procedures and compensation requirements to follow in order to do so.

    * The information below applies only to lease agreements that commenced on or after 30/09/2024. For agreements that began before this date, a different procedure applies. Please contact the reservation team at reservations.parkcentral@unilodge.com.au for further details.

     

    ​Compensation

    If you break your lease, you must pay compensation, which will be the lesser of either:

    • The reletting fee (explained below), or
    • The rent owed from the time you vacate until a new tenant’s lease begin.

    The reletting fee is calculated based on how much of your lease term has passed at the time you vacate. For details on your specific reletting fee, please contact the reservation team or visit RTA website. Once the check-out form (further information below) is processed, the reletting fee will be charged to your account, and you will be provided with further instructions.

    If you find a replacement tenant, you will only be liable for rent until they take over your lease. Once the replacement tenant checks in, if the reletting fee exceeds the rent owed up to that point, it will be adjusted accordingly.

     

    Break Lease Steps

    1. Submit a Check-out Form (with Notice of Intention to Leave)
      Please complete a Check-out form to initiate the break-lease process. A Notice of Intention to leave is a part of the Check-out form. In the form, indicate "break lease" as the reason for leaving. You must provide at least 7 days notice for Rooming accommodation and 14 days notice for Studio apartments before your vacating date.
    2. Reservation Team Review
      Once submitted, the reservation team will review your form. After verifying all required information, they will calculate and charge the reletting fee to your account, along with the departure cleaning fee.
    3. Finding a Replacement Tenant
      If you find a replacement tenant, ask them to apply on our website. If the desired dates or rates aren’t available on the website, have them clarify this in the application comments, and ensure they mention their intent to take over your lease (including your full name and room number). After they apply, inform us of their application number and full name. Note that the new tenant can only move in five (5) business days after your vacating date.
      • Shared Apartments: If you live in a shared apartment, the new tenant must match the apartment’s designated gender setting (same-gender or mixed-gender). If unsure, check with our staff.
    4. Sending Offer to the Replacement Tenant
      After you pay the reletting and cleaning fees, we will send an offer to the replacement tenant. They must pay the rental bond before their arrival, regardless of their stay duration. Once they check in, any necessary adjustments to the reletting fee will be made.

     

    Important Information

    • Current Resident Requirement: You must be a current in-room resident to break your lease.
    • Special Offer/Incentives: If you break your lease or end your agreement prior to the contract expiry date, all the incentives and special offer will be forfeited. If the incentives have already been provided, you may be required to pay back the gift card/voucher or rent rebate amount in full prior to departure.

     

    If you vacate without following the proper procedure or stop paying rent, this will be considered a serious breach of your lease. Legal action may be taken, requiring you to attend a court hearing at the Queensland Civil and Administrative Tribunal (QCAT).

  • Exit condition report

    RTA Form 14a. Please fill in this exit condition report for your current room and add any additional details in the Comments column.
  • Room Condition & Bond Refund

    The room is required to be returned to us, at the same standard it was delivered to you (minus fair wear and tear). Please refer to your signed entry condition report as a reference to the condition that the room needs to be returned.

    We offer a departure cleaning service that includes a steam clean of the carpet, mattress and computer chair, a replacement mattress protector and replacement shower curtain along with a thorough bond clean of the room. Should you choose to engage with our cleaning services, all responsibility to bring the room back up to pre-arrival standard (in terms of cleaning) falls on to UniLodge.

    If there are any damages to the room, the resident will be liable for these costs (please refer to the ULPC Standards for Exit Room Inspection). We recommend this cleaning option as it means you can simply pack up your belongings and leave, no cleaning required from you.

    If upon post-departure inspection the room has been returned to the previously listed standard, and there are no outstanding fees, your bond will be returned to you in full. If the room is NOT up to the previously listed standard, there are any outstanding fees, or any damages to the room (minus fair wear and tear), UniLodge reserves the right to claim funds from your bond.
