    Remember you are staying in a residential communities. Please be courteous of your neighbors around you and keep music, conversations and footsteps at a minimal level.

    This is a 100% SMOKE FREE property
    For the health and safe enjoyment of all our guests, please refrain from smoking anywhere on the property, walkways or courtyards.

    Atlanta Police K9 Badge

    We frequently host law enforcement personnel and regularly have uniformed K9 Units onsite. They have full property access and the authority to enforce our House Rules. If you see him, please feel free to say “Hi” but please do not approach or try to pet the dog.

    IMPORTANT

    If the credit card used to place the Reservation or used on this form (if applicable) MATCHES the name on the Reservation, please complete the Registration below.

    If the credit card used to place the Reservation or used on this form (if applicable) DOES NOT MATCH the name on the Reservation, BOTH the guest and the credit card holder MUST complete the Registration below.

    Guests will not be allowed to access the property until Registration is complete and the identity of all parties has been verified.

    The average completion time for this form is approximately 5 minutes. You will need your credit card(s) and photo ID. It is easiest to complete this form on a tablet or smartphone.

  • You are responsible for all damages, including Smoking in a Smoke-free property.

    A $250 (for Studios On 25th) or $450 (for Spectacular Suites,  Brookwood Courtyard, and Standish House) Environmental Fee will be assessed for: 

    • Signs or odor of smoking of any type (cigarettes, cigars, e-cigarettes, marijuana or anything else) in the home or around the property

    Any other loss or damages will be charged to the credit card on file at full replacement cost plus installation. This includes, but is not limited to:

    • Exceeding the maximum occupancy at any time
    • Signs of a party or gathering
    • Rearranging or damage to furniture
    • Boiling over, scorching or leaving any mess on stove, in oven or microwave or on cookware requiring extra cleaning
    • Excessive cleaning if required either during stay or after departure
    • Permanent staining or soiling of towels, sheets, bed linens, mattresses, pillows or upholstery
    • Replacement of missing or broken houseware items, including but not limited to glassware, cookware, cutlery, lighting, furniture, cleaning supplies, etc.
    • Signs of pets in the home or around the property
    • Signs of candles or incense
    • Signs of hair chemicals, colors, straighteners, nail polish, etc.
    • Damage to or misuse of the washer, dryer or other appliances
    • Failing to vacate the property promptly at your scheduled check-out time without prior written approval and payment of any extension fees

    Spectacular Apartment's Keys and Access Devices:

    There is a $150 fee for each lockout site visit due to lost/damaged keys/cards. Additional lost/damaged fees are $50 for each door-key, $150 for each access-card/fob and $150 fee for each garage-RFID-card.

    Common Damages and Fees:

    The most common damage/charges result from stains on bathroom towels, hand towels and washcloths used in the kitchen, to remove makeup or to polish shoes. Missing silverware, cups or glasses; rearranging furniture; or excessive messes that require additional cleaning are also common.

    If something comes up, please let us know as soon as possible so we can help mitigate or resolve the problem and minimize additional charges, if any.

    IMPORTANT: The Manager on Duty fully inspects each apartment for damage and contents before each check-in and after check-out for all stays.

    * Your Credit Card will not be charged unless damages are incurred.

    You are responsible for any additional guests or visitors on the property or in your apartment.  Please be sure they fully understand and abide by the House Rules.

  • Credit Card is used for Identify Verification (required for all guests), and/or Incidentals (like Pet Fees) & Damages (where applicable and allowed by the online travel agent).

    Your card will not be charged unless there are damages to the unit or there are other incidentals, just like a hotel would when checking-in.

    • Change and Cancellation Process:

      If you booked directly with BCA, changes or cancellations must be made in writing and confirmed as received by BCA. If you do not receive confirmation that your change or cancellation request was received by BCA, your request has not been processed.

      If you booked through an Online Travel Agent (such as Expedia, Booking.com, Hotels.com, Airbnb etc.), you must contact them to cancel or make any changes to your reservation.

      Change and Cancellation Policy (if you booked directly with BCA and excludes Non-refundable Rates):

      • If canceled greater than 7-days prior to arrival - No penalty
      • If canceled within 7-days of arrival - No refund, 100% of entire stay
      • "No-Show" penalty - No refund, 100% of entire stay
      • Rates are subject to change if a reservation is modified

      When you provide your e-mail address and phone number to us by making a reservation, direct inquiry or inquire through one of our property listings or social media sites, you agree to allow BCA and its property websites to add your e-mail address and phone number to our database of users and mailing list. In addition to information about your stay, you may receive one or more promotional e-mails and texts from either BCA or one of our properties. You are welcome to opt-out at any time. Click "unsubscribe" on any marketing e-mails to be removed from future e-mails. Please do not mark e-mails as spam or junk using your e-mail program as this will affect other Guests receiving important e-mails from us.
