  • LEASES ARE SUBJECT TO THE BOARD OF MANAGERS’ EXERCISE OF ITS “RIGHT OF FIRST REFUSAL” AND MUST BE IN COMPLIANCE WITH ALL PROVISIONS & ARTICLES OF THE CONDOMINIUM'S OFFERING PLAN, BY-LAWS & HOUSE RULES

     

     

    Form Instructions

    The below submittal must be completed and all required information and documentation included prior to submittal. This form can be submitted by prospective renter, owner, broker or representative. There is no fee associated with submitting this form.

    Additionally, each lease applicant listed on the lease must complete the Kaito Authorization for Background Check and Payment form. 

    Once submitted, Kaito will process application and will present a completed package to the Board of the 267-273 1st Street Condominium. If tenant(s) supplied a credit/background report within past 30 days, Kaito can utilize and discount application by $20/applicant. Applicants are not permitted to move into the unit until they have received Board waiver of the right of first refusal and until they have scheduled their move-in with building Management.

    Please allow approximately 1 week for processing. 

     

    Required Documents for Lease Application

    • Unit Owner Notice to Board of Intention to Lease Unit
    • Fully signed lease agreement, including all required legal riders ( Required Lease Riders and REBNY Sample Lease )
    • Letter of Employment (or letter from accountant if self-employed)
    • Last filed tax return of Applicant
    • Signed Acknowledgement of House Rules (download a copy of the offical 267-273 1st Street House Rules )

    All documents should be scanned and submitted in typed format (no hand written documents).  

    Additional Required Forms

    • As noted above, each lease applicant listed on the lease must also complete the Kaito Authorization for Background Check and Payment form . 
    • There is an application fee of $150 per person, payable by credit card, payable on the Authorization for Background Check and Payment form
    • Applicant must notify management at least 72 business hours prior to move and must provide required proof of insurance for movers and moving deposit and fees, as detailed on the 267-273 1st Street Moving Form

     

    Note to Brokers

    If broker(s) are representing the prospective tenants(s) or owner on this sublet package, then all documents for this submittal should be collected, reviewed and submitted by broker using this form. Each prospective purchaser should only complete the Authorization for Background Check and Payment form.

First listed person on lease shall be considered Applicant and all other listed tenants should apply as co-applicants.
