  • As of 29 March 2021, the Residential Tenancies Act and Regulations mandates regular essential service safety checks of smoke alarms, electrical installations, and gas appliances by qualified professionals.

     

    It is mandatory to have the checks completed for new tenancies in a timely manner. Faults found may require immediate rectification or risk of the gas or electrical service being shut off. Rental providers should be made aware that it is in their best interests to have these tests scheduled at a convenient time, rather than having to react urgently when a deadline approaches.

     

    The services & checks include:

     

    Smoke Alarm safety - each smoke alarm must be correctly installed and in working condition with testing occurring at least once every 12 months, this includes the cleaning, battery replacement and testing.

     

    Electrical safety – an electrical safety check of all electrical installations, fittings and appliances in the rented premises is to be conducted every two years by a licensed or registered electrician.

     

    Gas safety - a gas safety check of all gas installations and fittings in the rented premises is to be conducted every two years by a licensed or registered gasfitter.

     

    Smoke Alarm Service

    It is a requirement that smoke alarms must be installed in all homes, units, flats and townhouses. Rental providers are responsible for fitting and maintaining smoke alarms in rental properties.

     

    Electrical Appliance Safety

    The Residential Tenancies Act requires rental providers to ensure rental properties are maintained in good repair. This includes ensuring the safe working and proper maintenance of all electrical appliances provided by the rental provider.

     

    Gas Appliance/Carbon Monoxide Testing

    It is mandatory that rental providers engage licensed contractors to carry out regular carbon monoxide testing and servicing of gas appliances in rental properties to ensure they are safe to use.

  • Cyclic Maintenance Home Safety Services Residential Tenancies Regulations - Smoke Alarm Service, Electrical Appliance Safety Testing & Gas Appliance/Carbon Monoxide Testing (total package) - PACKAGE 1

     

    At a cost of $600 plus GST every 2 years, Cyclic Maintenance are offering the following services to meet the anticipated requirements under legislation.

    • Smoke Alarm Service annual compliance and servicing to manufacturer’s instructions.
    • Electrical Appliance safety check every two years to Australian Standard AS3019
    • Gas Appliance/Carbon Monoxide check every two years of all appliances including a full service of the heaters.

    * Minimum of 2 years in line with regulations  - Invoiced in full after the first smoke alarm, electrical and gas safety checks have been completed. 

    These services and safety checks do not include replacement parts. Cyclic Maintenance provide a fixed price list for replacement of damaged parts and quotation for remedial works such as earth wiring and switchboard replacement.

    Cyclic Maintenance endeavour to ensure essential appliances remain operational or temporary solutions are put in place whilst replacements are arranged. E.g., Non-compliant gas heaters, faulty circuits to refrigerators.

    Smoke Alarm Service + Electrical Appliance Safety Check (mandatory for properties with no gas appliances)

    The Residential Tenancies Act requires rental providers ensure the gas installation and all gas appliances are in good working order. As part of this servicing all gas appliances and negative pressure carbon monoxide tests are carried out.

    • Smoke Alarm Service (annual) + Electrical Appliance Safety check every two years - $388 plus GST every 2 years 

    * Minimum of 2 years in line with regulations - Invoiced in full after the first smoke alarm and electrical checks have been completed.

  • SWIMMING POOLS/SPAS

  • If NO to any of the above, please register your pool with the local council, ensure the safety barrier inspections are completed by a registered building inspector/surveyor and a compliance certificate is lodged with the council.

    If you require assistance with the safety barrier inspections, we have teamed up with ‘Pool Safe Inspections Victoria’ should you wish to engage in their services.


    Pool Safe Inspections Victoria -


    Pool barrier inspection: $330 inc GST if the barrier passes then a Form 23 will be issued. If the barrier has non-compliant issues a report outlining these issues will be sent.


    If the barrier requires maintenance once the maintenance has been completed Pool Safe Inspections will come out and re- inspect for $165.


    *Please note: Upon inspection, the pool gate must be in working compliance order before Pool Safe Inspections attend.


    New laws state that the barrier will be referred directly to council for a non-compliant gate.

  • I/We agree to the following charges which are only payable in the event of notices being served or legal action being taken.

    Registered Mail fee for VCAT Notices  $5.50
     VCAT Application fee  $61.50 (or as charged by VCAT)
     VCAT Preparation fee  $250.00
     VCAT Attendance fee  $250.00
     Obtaining and issuing of Warrant of Possession  $107.30 (or as charged by VCAT)

    *Fees are correct at time of printing/email, however are subject to change by Government Departments.

  • LANDLORD ACKNOWLEDGEMENT

  • I declare that I/we are the legal and registered owners of this property.


    The landlord hereby acknowledges that Barry Plant is hereby authorised to collect rents due and issue receipts from money collected and exercise the right to terminate tenancy agreements and tenancies in accordance with the provisions in the Residential Tenancies Act 1997; serve relevant notices upon tenants subject to this Act and attend Tribunal Hearings if required.


    The landlord acknowledges that they are the legal and registered owners of the property.
