  • Please submit the fully completed application package at least 10 (Ten) working days (excluding holidays) prior to the desired date of occupancy. Submit this Application for Occupancy with signatures of the applicant(s), Release Authorization for background information, a copy of the lease contract, ID in the form of a Passport or U.S. Driver License.

    Please make sure any if all additional documentation with signatures where needed are attached as well. Acceptance of this processing fee does not constitute acceptance of this application. Processing of this application will begin after all required forms have been completed, signed, and submitted.

    Falsification of information on these forms will result in automatic disqualification of this application and occupancy.


    Non-Refundable Application/Processing Fee (except person under 18 years old) paid to JMK Property Investment:
    - $150.00 per person (15 business days turnaround)
    - $200.00 per person (3 business days turnaround)


    If approved, a $500 Move-in fee (Refundable after moving out) is required in the form of money order or cashier check, payable to Caribbean Breeze Condominium Association. ONLY REQUIRED FOR RENTALS.

  • LEASE INSTRUCTIONS:

    The following steps shall be enforced prior to the leasing/sale of a unit.

    1. The application form shall be completed, signed & submitted to JMK Property Investment  NO LESS THAN 15 DAYS PRIOR TO EFFECTIVE LEASE DATE.
    2. A copy of the lease contract must be included with the application package.
    3. A minimum of 15 days is required in order to run a background check.
    4. A $100.00 NON REFUNDABLE screening fee per applicant.
    5. A $500.00  REFUNDABLE (once the tenant moves out) security deposit.
    6. The board members will interview the applicant.  UNTIL THE INTERVIEW AND APPROVAL HAS TAKEN PLACE, THE POTENTIAL TENANT(S) ARE NOT PERMITTED TO MOVE IN.
    7. Move in time is Monday-Friday 9:00 AM to 4:00 PM  NO EXCEPTIONS .

I hereby agree for myself and on behalf of all persons who may use the unit which I seek to purchase/lease that we will abide by all the restrictions contained in the By-Laws, Rules and Regulations, Condominiums documents and restrictions which are or may in the future be imposed by the Board of Directors.     2. I understand that the acceptance for purchase of the unit is conditioned upon the truth and accuracy of this application and upon the approval of the Board of Directors. Occupancy prior to final approval is prohibited.
