This is a commercial real estate loan for any property type that needs to be bought or refinanced very quick (30 days or less) and can be already stabilized or not. This is typically a value-add situation. No renovations need to be done to this property (See Rehab Loan App if so).

Sometimes a borrower also needs to go into a bridge loan because they need to refinance or purchase a property and their FICO scores aren't where they need to be to qualify for permanent financing.
