Advanced Entry
The undersigned Client(s) (“Client”) hereby retains VR Business Brokers of St. Louis (“Broker”) for a monthly (month-to-month) Buyer’s Engagement Service Agreement (“Agreement”) beginning upon execution of this Agreement as Client’s limited agent for the purpose of providing brokerage services as described herein for advice and assistance to inquire and investigate the business opportunity known as __________________________ (Business Description) with ID# ________________ (the “Business”) and to assist in negotiating terms and conditions for the purchase, lease or exchange of the Business and/or real property thereof, or for obtaining an option thereon, acceptable to Client. This agreement is terminable by either party within five days of written notice to the other party, for any reason, and any amounts paid to the Broker, if any, are non-refundable. Should this Agreement be terminated, Broker shall provide to Client a list of businesses presented to Client and Client will notify any other Broker/ or Agency who works with Client of those presented businesses for purposes of fulfilling this Agreement which is outlined in more detail below.
Basic Entry
The undersigned Client(s) (“Client”) hereby retains VR Business Brokers of St. Louis (“Broker”) for a monthly (month-to-month) Buyer’s Engagement Service Agreement (“Agreement”) beginning upon execution of this Agreement and commencing upon receipt of payment as Client’s limited agent for the purpose of locating businesses and/or real properties for sale as described below and to assist in negotiating terms and conditions for the purchase, lease or exchange thereof, or for obtaining an option thereon, acceptable to Client. The Client agrees to pay a $1,500 consulting fee, due at the time of execution of this agreement, then monthly by the Agreement anniversary day of each month on a month-to-month basis as desired by the Client. Any amounts paid are credited back to the Client as a reduction from the Broker’s success fee (commission) at the time of closing, but not to exceed the total amount of the Broker’s success fee. This agreement is terminable by either party within five days of written notice to the other party, for any reason, and any amounts paid are non-refundable. Should this Agreement be terminated, Broker shall provide to Client a list of businesses presented to Client and Client will notify any other Broker/Agency who works with Client of those presented businesses for purposes of fulfilling this Agreement which is outlined in more detail below.
