    Your local MLS (NC Regional MLS) allows 2,000 characters for you to point out the highlights of your property, and entice buyers to visit. This section cannot contain contact information, cannot state "for sale by owner," and must be in compliance with Fair Housing laws.

    Our forms software supports up to 500 characters per field. We have included 2 fields below to allow for a total of 1,000 characters. Alternatively, you can e-mail longer descriptions to mlsbydan@gmail.com . We recommend formatting the length of your description with a site like Character Count Tool.

    Things We Commonly Must Remove:

    • "perfect for..." - We can't mention kids, family, etc.

  • Legal & Taxes

    Many of these fields will auto-populate based on public record data in MLS. Please provide any of the following information that you have in order to reduce the potential for delays associated with verifying these records.

  • Real estate deed restrictions are written into a property's deed and can take the form of conditions, covenants, and restrictions (sometimes called “CC&Rs”). The property's past or present owner, developer, builder, neighborhood, or homeowners association usually imposes them. Good examples: No fences higher than 6 feet. All vehicles must be parked in a garage. Subdivisions prohibiting the storage of boats or rvs on property.

  • Internet Listing Options

    By default we opt in to MLS syndication to advertise your listing on third party sites such as Realtor.com. You may choose to opt out or tweak your options here. Most people choose Yes for the following options to maximize their exposure. You can change these options at any time.

  • Upload Photos

    As an alternative to uploading photos here, you can e-mail photos as attachments to mlsbydan@gmail.com prior to activation of your listing.

    Specifying a Photo Order - Prior to uploading, please name your photo files according to the preferred photo order (Example: photo1.jpg, photo2.jpg, etc.). In our experience, sending photo descriptions to specify an order leaves room for error (is that a living room or a family room?), and is time-consuming for both of us.

     
    Large Files Sizes? - If your photo file sizes are large (>2 MB), e-mailing photos as attachments to mlsbydan@gmail.com, or using a sharing site like www.wetransfer.com is best for ensuring their successful delivery. See also: How to Resize A Picture (youTube Tutorial). 
     
    Recommended Photo Sizes - We recommend a resoultion of 1024x768. Photos oriented horizontally (landscape) vs. vertically (portrait) will fit best to avoid skewing or sidebars.
