By submitting this application you agree to the following:
1) I certify that the information is correct and complete and hereby authorize the Owner/Agent to make any inquiries the Owner/Agent feels necessary to evaluate my tenancy.
2) Incomplete applications will not be acepted. Inability to verify information may result in denial of application. Presentation of false information may result in denial of application or termination of tenancy if discovered within one year of submission of application.
3) If applicant has been evicted within the past five (5) years or owes landlord monies the application will be rejected
4) Submission of this application does not guarantee the execution of a lease, which is reserved only upon signing of a completed lease agreement by all parties. Additionally, no other agreements, either written or oral, are binding on applicant, owner or owner's agents until the completed lease agreement is signed by all parties.
5) The Campus Lofts does not offer indiviudal (per bedroom leases) - all leases are joint leases with all tenants on one lease.
6) Renter's Insurance is required: Fire & theft for personal property and a minimum of $100,000 liability coverage and add Owner/Agent as Interested Party.
7) Non-Compliance Fees: Smoke Alarm Tampering fee $250, Dishonered Payment Fee $35 + bank charges, Failure to Clean up Garbage, etc. $50, Parking Violation $50, Late Payment of Utility Fee $50, Unauthorized Pet $250, Smoking/Vaping $250, Early Termination of Lease Fee not oto exceed 1 1/2 times the monthly rent or Actual Damages, at the option of the Owner/Agent.
Applicant agrees that clicking "I Agree" box and typing full name & signing the Applicant signature fields qualifies as their legally binding signature per the Uniform Electronic Transactions Act (UETA).
