What utilities am I going to be responsible for?
Unless otherwise stated in the AD, tenants will pay all utilities. -Gas, water, sewage, electric, trash, cable, phone, internet.
How much money is required to move in?
In cases where the applicant(s) are reasonably well qualified, the standard procedure is One Months Rent + Security Deposit Equal to one months rent, plus pet fees if applicable.
What is your pet policy?
Our pet policy varies by property, as property size and location can affect the ability to safely and humanely house animals. If you’re looking to rent a 1br apartment with us, we will likely not allow several large animals and generally limit it to 1 pet unless the animals are very small. In short, your best course is to state exactly what your pet situation is in the pre screening form, so the agent can properly assess the ability to house your pets.
If my pets are allowed, what is the cost?
The usual fee is a one time non refundable pet fee of $300 due before move in, if there are more than 2 pets accepted, additional monthly charge per pet ($50/mo) will apply.
What credit score are you looking for?
We may alter the terms of the lease or outright deny anyone who has a credit score below 620, more than one recent missed payment (last 2 years), or any major negative credit event in the last 7 years (bankruptcy, foreclosure, repossession, etc) If you have known credit issues you should clearly state what they are in the pre screening form so an agent can properly determine if applying would be the best option. We do not want anyone to pay application fees who is likely to be denied.
What are my options if I am denied?
In some cases where the credit screening is close to meeting the requirements, other options besides a denied application may be offered. Examples of this are: placing an additional one month’s security deposit, obtaining a well-qualified cosigner, or sometimes both. If you feel the information used to reject the application contained errors, you have the right to dispute the information obtained with the company who provided it to us.
Are there Criminal Background Checks?
Yes criminal background checks are required for all adults who will live in the property. Any recent felony (past 5 years) will be automatically rejected. Other situations will be reviewed on a case by case basis.
