  • One of the many services that Transcend Community Management provides our community association clients is maintaining accurate homeowner and resident records.  Knowing who resides in each of the homes under our management and how best to contact them, enables us to provide valuable services in times of a property related emergency.   The state of Arizona also recognizes this value by enacting legislation that empowers a Community Association's Managing agent to request important contact information regarding a rental property.  This law applies to both planned communities (ARS 33-1806.01) and Condominiums (ARS 33-1260.01).

    Pursuant to Community Rules, it is a requirement that this form be fully executed and returned to the Association no later than ten (10) days before the commencement of a tenancy (rental of a Unit) in order to avoid violating the Community Documents.

    You must submit this form upon any new lease term and must be updated even upon renewals to avoid fines.   The statute specifies that a $25 processing fee must be paid upon completion of this form.   In order to process our rental registration a $15 late feee will be charged for failure to return the requested form within the allotted 15 days.

  • Owner(s) and Tenant(s) acknowledge that copies of the Condominium Declaration; Articles of Incorporation; Bylaws; and Community Rules, including any amendments thereto (“Community Documents”), have been delivered to and received by Tenant(s). Tenant(s) agree to be bound by the Community Documents.

    Owner(s) and Tenant(s) understand that failure to observe the requirements of the Community Documents, including the rules regarding leases, shall subject Owner(s) to fines. Owner(s) and Tenant(s) also understand that Owner(s) may be required to terminate any lease agreement in the event Tenant(s)
    violate any material provision of the Community Documents or otherwise violate applicable city, county, state or federal laws.

    Owner(s) understands that the Association shall be entitled to recover any costs, including reasonable attorney fees incurred in connection with the enforcement of the Association Rules regarding leasing, in the same manner as it would in the enforcement of any section of the Community Documents.
