  1.5 Disposal of Hazardous waste (Sludge)
  1.6 Atmospheric emission and liquid effluent
2. Noise levels
3. Visual Impact of 15m high building – currently only single level buildings in surrounding area
4. Kuils River Heritage impact
5. Agricultural impact
6. Socio-economic impact due to job losses and food production
7. Absence of Transport hub
8. Municipal services with regards to Human Settlement Planning and Development
  8.1 Water infrastructure and capacity
  8.2 Electricity infrastructure and capacity
  8.3 Sewage infrastructure and capacity
  8.4 Solid Waste Management infrastructure and capacity
  8.5 Other guidelines as required by the Red Book
9. Traffic impact and the safety due to increase in traffic volumes of exiting surrounding residents
10. Health Impact – Development next to Powerlines
11. Schools – already a shortage, how will the addition of the development be addressed as the current area is outside the feeder area of the only schools in Kuils River.
