Welcome to The Duchess, our beloved home and happy place. We love the Broken Bow area so much that we finally decided to build our dream home here. Since we only spend half of our time here we decided to share our home with others. We hope you enjoy your stay!

We want you to feel at home and know that if you do you will leave the Duchess feeling like pampered royalty. On the living room desk you will find a Hiking Journal and our Guest Book. We cherish your narratives and it brings us joy to hear about your stay. Feel free to read through the Hiking Journal for trail ideas and even add a log to the journal if you decide to hit the trails. You should also find a neighborhood scavenger hunt put together by my junior assistant. She is quite proud and hopes you will enjoy it :)

I understand maximum occupancy is 6 people (this includes children and infants). I will not allow more than six people to occupy or be on the property. I understand parties are not allowed.

I did not bring an animal and will not allow animals on the property.

I understand that the hot tub is drained and cleaned after each guest visit. Once the hot tub has been filled it will take 3 to 4 hours to fully heat the water. I will not adjust hot tub settings as they are set properly after cleaning. I will not allow children to get on top of hot tub covers as it will break and I will be responsible for the $500 replacement cost. I will not use the hot tub if there is thunder and or lightening in the surrounding area. I will not add ANYTHING to the hot tub water including bath salts as this will result in the hot tub breaking and I will be responsible for the cost of replacing the hot tub.
If the hot tub digital display is not working I will hard reset it by pushing the red button on the wall outlet switch, will wait 30 seconds and then will turn it back on.

I understand not coming to the cabin at my reservation time, leaving early, poor weather conditions, broken appliance, or utility outage does not constitute a refund and I will not ask for a refund in these circumstances.

Your booking included the cost for regular cleaning services. The cost of ADDITIONAL cleaning can range from $50 to $500 if the cabin is not left in “tidy” condition. By checking the box you are stating that you understand and agree to keep cabin tidy inside and out and clean up "messes" as they occur and you will not use any oil or lubricant on the beds or linens.* This field is required.

Accidental Damage: Accidents happen and we understand. Since this is our home that we love and cherish we hope that you will respect us enough to immediately let us know if accidental damage has occurred. Doing so will build a level of trust and respect that will make navigating towards a solution much easier for both parties and might even prevent an extra charge.
