Mold Inspection and Air and/or Surface Sampling - In addition to the home inspection, I would like the home tested for high mold spore levels. Inspection and sample collection will be conducted to test for elevated mold spores inside the home and to look for heavy particulates in the air which may affect people with asthma or respiratory issues. Technical HVAC inspections - In addition to a general home inspection, I would like to add a technical HVAC Inspection. A general home inspection does include inspection of the HVAC system, but a technical inspection far exceeds the limited inspection performed by a home inspector. The Technical HVAC inspection includes voltage testing and checking electrical components for failures. check filter, inspect condensate drain for blockages, check thermostat settings and test calibration, Check electrical connections. inspect the quality of installation, inspect the condition of your HVAC appliances, test safety controls, test for problematic airflow through the home, inspect components of blower, check refrigerant pressure, test gas piping (if present) and pressure, test heat pump heating mode and defrost cycle, inspect the condensate drain for clogs and blockages.

NOTE - All inspections require payment up front and can be paid online when you confirm your inspection. An email will be sent to you with your inspection date and time and you will be able to confirm the inspection agreement and make payment online. If you would like to request to make payment at closing, this will be considered on a case by case basis and will require a credit card to be placed on file and a $25 charge will be processesed upon booking the inspection to be able to pay at closing. Your closing date will be required. It is your responsibility to ensure that the invoice is sent to the closing attorney and appears on your closing documents to be paid out of escrow at closing.
