  • We need the codes to disarm the alarm or it needs to be permanently removed or disabled. It's no fun waiting outside for the police to show up because we've triggered an alarm system that we can't shut off. 

    TO DO: If you are currently paying for monitoring, the contract will need to be terminated by the tenant lease start date.

  • Mailbox

    Any mail delivered to the home will be sent back to the post office and marked "No longer at this address".

    If there are keys associated with the mailbox, keys must be provided in a timely manner or we will need to change the lock so the tenant has a key.

  • Utilities

  • Tenants will set up and pay for all utility usage.

    In certain properties, like gated townhome communities or condos, water and trash are managed by the HOA and included in the HOA payment, making it difficult to put in the tenant's name. In these cases we recommend averaging one year's included utility expenses and charging the tenant a monthly charge. Do not include utilities in the rental price consideration--it is a separate charge.

  • MUD Districts often require landlords/owners/property managers to submit a deposit in the form of a cashier's check in person before renters can start service. We will do this on your behalf.

  • Pets 

    75% of renters in Houston have a pet and accepting pets will attract a larger number of prospective tenants and reduce vacancy times. We highly recommend allowing pets in the home.
  • Real Property Management Heritage limits the number of pets to 2 maximum, we require renters insurance, and for tenants to provide their most recent vet records. Additionally, we require an increase in their security deposit for each pet. If damage is beyond the security deposit, the tenant will be responsible for the additional damage.

    Our Animal Damage Guarantee covers up to $1,000 in animal damage if an animal we placed damages the home beyond the security deposit that was collected. In order to manage the home with pets, we may charge a monthly pet fee.

    If you choose not to allow pets, we understand and we cannot guarantee a 30-day rental.

  • Lead-based Paint Disclosure:

    Housing built before 1978 may contain lead-based paint. Lead from paint, paintchips, and dust can pose health hazards if not managed properly. Lead exposure is especially harmful to youngchildren and pregnant women. Before renting pre-1978 housing, lessors (landlords) must disclose the presence ofknown lead-based paint and/or lead-based paint hazards in the dwelling. Lessees (tenants) must also receive a federally approved pamphlet on lead poisoning prevention.

  • 100 Year Flood Disclosure

    "100-year floodplain" means any area of land designated as a flood hazard area with a one percent or greater chance of flooding each year by the Federal Emergency Management Agency under the National Flood Insurance Act of 1968 (42 U.S.C. Section 4001 et seq.). A landlord is not required to disclose on the notice that the landlord is aware that a dwelling is located in a 100-year floodplain if the elevation of the dwelling israised above the 100-year floodplain flood levels in accordance with federal regulations.

    "Flooding" means a general or temporary condition of partial or complete inundation of a dwelling caused by:(A) the overflow of inland or tidal waters; (B) the unusual and rapid accumulation of runoff or surface waters from any established water source such as a river, stream, or drainage ditch; or (C) excessive rainfall.

  • Walk-through Evaluation

    We will schedule a walk-through evaluation during the 8th or 9th month of a tenant's lease to give us a snapshot of the condition of the home for both lease compliance and property damage prevention.
