  • Gifted Mortgage Deposit

    If you are taking a mortgage and your deposit is being given to you, this is classed as a gifted deposit. If your mortgage deposit is gifted you will need proof it is a gift not a loan and will not need to be paid back. Providing proof that your deposit is a gift and not a loan, is the first step in getting a mortgage with a gifted deposit. This can be quite simple. A signed letter or document outlining that the deposit is a gift and not a loan is typically enough to satisfy lenders.

    The letter needs to be from the name of the person gifting to you, along the lines of: Please accept this letter as my written confirmation that I/we, (name of person(s)) am/are gifting my/our (relationship to person receiving gift – e.g. nephew, son), (name of person receiving gift) the sum of £(gift amount) in order to purchase (address of new property)This gift is given freely, no interest will be charged and no repayment is required. There will not be any interest retained in the property being purchased.

  • HMRC legally requires Estate Agents under the Money Laundering Regulations 2017 to prove the identity of clients purchasing a property. This can be done now or when a sale is agreed.

    1. ID documents for all buyers (Current passport, a resident permit issued by the Home Office, or a current UK driving licence).

    2. Proof of address for all buyers (Utility bill or bank statement within the last 3 months).
