Let us know which describes you:
I own a home with a mortgage and I'd like to see if it can be converted into a "Green Mortgage"
I'm considering buying a home, I want to explore a "Green Mortgage"
I'm thinking of selling my home in the near future, looking for green recommendations that also increase how much buyers will value my home
I plan on living in this home 10 years or more, wondering what I should do now that will be worth it long term
I am a real estate agent looking to find out how I can help people become Green Homeowners
I support the idea of fighting climate change at home, I'd like to know how I can help
What do you anticipate the house to currently be worth?
*
Estimate is fine
HOME ENERGY ASSESSMENT: Getting a home energy assessment can do more than just identify opportunities to cut carbon emissions and save money, it can also show future buyers how efficient the house is (or could be), and that has been found to increase its value. What research suggests a home energy assessment could help your home's value:
Based on 2019 Freddie Mac study of increase in amount buyers will pay for home with energy report vs unrated home
Home energy assessments can also unlock special financing options, make you eligible for special rebates from utilities, and identify energy-saving and safety improvement opportunities. Would you like to learn more about getting one?

Yes I'd like to have an energy assessment report ($350) for my home, knowing if I refinance the bank can reimburse me for it.
I'd like to proceed without an assessment and have the bank pay for it after closing if I refinance or purchase a home with a "green mortgage"
Not interested in a home energy assessment at this time.
Which of the follow applies to your home? (Choose up to 3)
My house has not had a professional "air seal" to reduce draftiness, or I'm not sure
The attic has some insulation, but isn't "super-insulated"
The metal duct-work for a furnace or AC is just exposed, unsealed, metal and runs through a cold basement, attic or crawlspace.
The water heater is older and could be replaced
The furnace/boiler is older and could be replaced
The home could benefit from solar panels
The windows are older and could be replaced
The air conditioner is older and could be replaced
Estimated increased amount buyers would be willing to pay for your home if you upgraded to most energy efficient versions of options above:
Based on 2020 ACEEE study of home value and increase in "Home Energy Score" for Midwest homes, 50% error rate to avoid overestimation

MILWAUKEE HOMEOWNER - which most closely describes you?
I live in the City of Milwaukee (or have 1-3 unit rental property) that has an attic with some insulation on the FLOOR but I don't believe is "super-insulated"
I live in the City of Milwaukee (or have 1-3 unit rental property) that has an attic with some insulation on the WALLS or ROOFLINE but I don't believe is "super-insulated"
I live in the City of Milwaukee (or have 1-3 unit rental property) that doesn't have an attic (directly below a roof)
I rent
I have a condo with no attic
I live in the City of Milwaukee and I know my attic was professional very well insulated
I live in Milwaukee, and I'm not sure if my attic counts. Can someone visit to take measurements to determine if I'm eligible?
Our Upgrade-to-Save Milwaukee program, thanks to the City of Milwaukee's ME2 efforts, will allow you to have your home made more energy efficient (insulation, air sealing, LEDs, water-savings, and more) EITHER with the City paying ~40% of the cost OR to allow you pay it off over time with the monthly cost of the program less than the average monthly savings, making it effectively no cost. Would you like to learn more?
Yes, I'd like to see if my Milwaukee home can qualify for this Upgrade-to-Save program at low or no cost above current expenses.
No, I'd rather see if another program is a better fit for me
I'd like someone to visit my home to determine if it is eligible first
I'd like to start with an energy assessment of my home first (to be reimbursed if you qualify for these City funds)
HOMEBUYER: Which describes you?
I have found the house I intend to buy
I have a mortgage lender already lined up
I am just looking at this stage
Other
How this program works is that when you buy a home, if you're pre-approved with a mortgage lender that can do a "green mortgage", when you have made an offer on a home and it is accepted, you can either (a) invite us to do an assessment of the home and get proposals to the lender to include, or (b) pre-approve an amount for energy efficiency and solar and determine the exact amount after closing. For every $1 the lender adds in, the utility bills are slated to fall by more than $1, making it effectively "no cost"
*
I already have a mortgage lender lined up and I don't want to switch
I'd like to talk to figure out which mortgage lenders offer green mortgages and be connected to them for when I buy!
I'll plan on reaching out when we get further down the road

Get a full "Energy Audit" of the home so I can show prospective buyers to increase their interest in the property.
Getting a full "Energy Audit" so I can get a list of improvements that I can have done to cut carbon and pay for themselves when I sell with higher home value
I plan on selling this year and I'd like to hear more about "Pay-After-You-Sell" 0% interest financing options
I know what projects I'd like to have done, I'd like to talk about getting a quote for them
I am thinking of selling my home and plan to purchase another one (not condo) and am interested in hearing about getting a green mortgage for the new home.

REFINANCING: What mortgage term might you be considering if you were to refinance?

30 years

What is your current interest rate?
*
How this program works is that when you are looking to refinance, if you choose a mortgage lender that can do a "green mortgage", the lender will allocate an extra amount specifically for energy efficiency and solar improvements, with the rule that for every $1 the lender adds in, the utility bills are slated to fall by more than $1, making it effectively "no cost". "Green mortgages" generally have lower interest rates than "cash-out-refinances" but can only pay for energy improvements.
*
I am interested in talking to learn more about a "green refinance"!
I'd like to sign up for an in-person energy assessment ($350) of my home, which provides a list of energy improvement options to give to the bank, and can be reimbursed by the bank if you proceed with a refinance.
I'll plan on reaching out when we get further down the road

LONG TERM RESIDENT: The first step to finding out what is cost effective is having an assessment of the home.

I'd like to learn more about an in-person energy assessment of the home to identify energy saving opportunities
I only want a solar assessment based on my utility use and aerial roof assessment (no cost)
I'd like to have a phone conversation first before making a decision

Energy Assessment options: Assessments can be basic or more advanced (with specialty diagnostic equipment), which would you prefer? NOTE: All types include carbon emission calculations, solar feasibility study, guidance with "green mortgages", and help navigating any tax credits or utility rebates. Additionally, if you refinance or purchase with a green mortgage, the bank will reimburse you for the cost of the assessment/audit.
*
I would like to sign up for a standard $350 energy assessment - (1.5 hours in the home, 1-hour Zoom video walk-through of findings after calculations completed)
I would like a full energy audit of the home ($+200, total: $550), with use of a "blower door" and other diagnostic equipment, including health/safety tests on appliances. Includes full report, video walk-through
I want to learn more about what a "blower door" test is.
I am not sure if I want an assessment/audit at this time

Great! We're glad you'd like to help home-buyers become Green Homeowners!
Our green mortgage program allows home-buyers to have the cost of improvements such as solar panels, insulation, air sealing and appliances incorporated into the mortgage itself. At these long terms and low interest rates, every $1 in higher mortgage payments is slated to be met with >$1 in lower utility bills (water, gas, electric or sewer). That's what we do at Green Homeowners United: offer energy assessments to determine energy savings and undertake the general construction projects! Let's connect!
Do you work with clients in any of the following Wisconsin counties: Brown, Kenosha, Kewaunee, Milwaukee, Oconto, Ozaukee, Pierce, Racine, Sheboygan, St. Croix, Washington or Waukesha?

Did you know that if you work with clients whose household income is about $66,000* or less purchasing a home in these counties you could also help them qualify for up to $4,000 down payment assistance grant together with our green mortgage? (* - $82,000 in Kenosha County, $58,000 in Sheboygan County)
I'd like to learn how to help my home-buying clients in these counties qualify for down-payment help AND green upgrades!

Great! We're glad you'd like to help those selling their home cut carbon emissions before selling!
Our green improvement program allows homeowners to find out which improvements (such as solar panels, insulation, air sealing and appliances) both cut carbon emissions and are expected to increase buyer's willingness to pay more for a more energy efficiency home. We can also offer 0% interest, no-payments for 12-months, financing for those who want to upgrade their home and pay for the improvements from the proceeds of the home sale. That's what we do at Green Homeowners United: offer energy assessments to determine energy & carbon impact, and undertake the general construction projects! Let's connect!
