    Introduction

    Broadlands Caister offers a gold grade, privately owned caravan on the site of Haven at Caister on Sea. Private hire is available to families And couples, unfortunately we do not allow same sex groups of adults or solo travellers (if we feel the reason for your stay isn't in line with Haven's family focused values).

    Our guests’ enjoyment and safety is paramount and therefore we ask if you read the following terms before making your booking.

    We reserve the right to ask guests who contravene these terms and conditions or, Who are in any other way behaving in a manner Likely to cause distress or nuisance to other visitors, to leave the park immediately. In these circumstances The holiday ceases and we shall not be liable for any extra costs incurred by you, nor will you receive any refunds and your damage deposit shall be retained. 


    Booking conditions

    All bookings are accepted on the basis that you, The guest, agree to these terms and conditions.

    We also reserve the right to refuse any booking.

    The person who makes the booking is responsible for the booking and warrants that they are over 21 Years of age and the party will not exceed the numbers on the booking form.

    Proof of name, address and age will be required with a valid photo ID for the main person booking this holiday.


    The contract

    The contract is with Mrs L and Mr M Taylor. A contract exists as soon as we receive your booking form and £50 non-refundable deposit.

    Our standard procedure is then to issue a booking confirmation, Usually via email and you should check this carefully to ensure all the details are correct. Please inform us of any discrepancies within 7 days.

    A £50 deposit must be made at the time of booking. This payment, which is treated as part payment of your holiday, is neither transferable nor refundable.

    The balance of your holiday must be paid 8 weeks before your start date. If you are booking a holiday due to start within 8 weeks, full payment is required.

    If the balance is not paid in time, we are entitled to cancel your holiday and retain your deposit.

    We also ask for a £100 damage deposit which we endeavour to refund to you within 7-10 days of your checkout date, once the property has been inspected. 

    If we find any damage to the property, including but not limited to; stains or damage on upholstery, carpets, walls, furniture or items within the caravan, we reserve the right to retain your damage deposit.

    If there are any breakages we ask that you let us know. Breakages and missing items will be deducted from your damage deposit. 

    If you, our guests find any damage, breakages or have any discrepancies on arrival, we ask that you take pictures and send them on your arrival date to broadlandscaister@hotmail.com. 

    Failure to do this will leave no proof that the damage was not caused by your party. 

    Our cleaners take pictures after every check out and after each clean. They have a list of crockery, cutlery and other items within the caravan which they use to check for breakages or missing items.

    If you do not check out at the time stated in your email correspondence your damage deposit will be retained, should this cause delays for our cleaner and the check in time for our next guests. If our cleaning company arrives whilst you're still inside, you will be asked to leave immediately.

    There may be times when we need to access our holiday home for emergency reasons or to repair and replenish items. We will contact you prior to coming via email, with a date and time.
    However, in an emergency, this may not always be possible. Haven staff and security also have permission to access the caravan for these same reasons and do not need to give prior notice. 

    Smoking

    We do not allow smoking in Caister Breeze. If you choose to smoke outside our caravan, please use the ashtray provided and clean it after use. Do not throw your cigarette ends on the grass around our caravan. If our cleaner has to clean up any cigarette ends, you will be charged £10 from your damage deposit.

     

    Pets

    Unfortunately we do not except any pets inside our caravan. We apologise for any incovenience this may cause. Anyone found to have any pets in our caravan will be asked to leave immediately and no refunds will be provided. 

     

    Parking 

    Parking is provided next to the caravan for two vehicles. If you are bringing more than one vehicle and the weather is wet, please park subsequent vehicles in the car park or parking areas near the main complex and reception. Please do not park on the grass in wet weather, if any damage is caused to our grass 50% of the damage deposit will be deducted from your damage deposit. 
    Electric vehicles. There are electric vehicle charging points at Haven by the new deck houses. Under no circumstances, are you permitted to use our electricity to charge a vehicle. Anybody found to be doing this will lose their damage deposit.


    Extras

    Entertainment passes are not included in the cost of your holiday but are available to purchase through Haven directly.
    Unfortunately we cannot guarantee that these will be available to purchase for your holiday, and no refunds will be offered in these circumstances. If you are on a standard Friday to Monday, Monday to Friday, Friday to Friday, or Saturday to Saturday holiday you will receive an email from Haven to purchase these in advance. However, you can also purchase your play passes in the main reception when you arrive at the park too. Without these passes you cannot access the entertainment venues or swimming pools, you can however, still book a table in the restaurant. We apologise for any inconvenience this may cause. Activities can be booked and paid for at the activity hub in the main complex or online.

    Bed linen is not included in the cost of your holiday, unless stated. However this can be purchased for £35. You must let us know if you require bedding at the time of booking. Please check this is on your booking confirmation. The price is reduced to £25 if you only require bed linen for one bedroom. If you have chosen to have bedlinen included with your stay, please ensure all the beds are stripped off and the dirty linen is left bagged up ready for collection, if our cleaner has to strip the beds, we are charged extra and £5 will be deducted from your damage deposit.

    Unlimited Wi-Fi is provided at an additional cost of £5 per stay. We do not accept responsibility for any signal failure or where you are unable to use the WiFi as this is the responsibility of our supplier. Unfortunately refunds will not be made. You are not permitted to give out our Wi-Fi user details or password to anyone not staying in your caravan. These details will be sent to you once your final balance has been paid. We have a smart tv, if you log in to any personal accounts it is your responsibility to log out and to keep your personal accounts safe. Our cleaners will not implement themselves in anyway by accessing and logging out of any private account. You are welcome to bring an Amazon fire stick or similar device to use during your stay, a short extension lead is also recommended. Any damage caused to our WiFi router will result in your damage deposit being retained. You are not to remove the SIM card from our router. Please do not let children touch the router. There is WiFi extender plugged in, in the main bedroom. Please do not turn this off or unplug it. 

    Supplied in your caravan is a fire blanket, fire extinguisher and first-aid kit. If you use any of the above items, we ask that you let us know as soon as possible, so that these can be replaced promptly. 

    There is one travel cot and one bed guard in the caravan. It is your responsibility to check these are safe to use. We accept no responsibility for any accidents that may occur when using these items. Mattresses for these are not supplied for health, safety & hygiene reasons. You have free use of these during your stay, however we do ask that if any damaged is caused to these items you let us know. The cost of replacing these items will be deducted from your damage deposit.


    Check-in and Check-out

    You can check-in From 3pm on your day of arrival, unless stated otherwise. If you arrive earlier you may use the park facilities up until that time.

    The keys for the property will be issued to you via a key safe. Details will be confirmed in your Final confirmation email, sent after final payment has been received. Lost keys will result in your damage deposit being retained.

    You will be required to check out by 11am, unless stated otherwise.

    Please ensure all doors and windows are locked and that all TVs, other electrical items, plug sockets and the heating are switched off.

    Please return your keys to the key safe, ensuring that it is shut properly and you have rotated the dials to ensure it is locked. 


    Payment options

    We do accept payments in instalments. You can choose when to pay, However the total balance must be paid 8 weeks before your holiday start date. Activities can be booked 12 weeks in advance of your stay. If you wish to take advantage of this, please ensure the balance is paid before this time. 

     

    Cancellation of the holiday

    We regret that in the event of a cancellation, No refunds are made. Except for the following reasons only: *Jury service
    *Serious accident or injury, illness or death of any member of your booked party. Appropriate Authoritative documents are required e.g. Doctor’s note, death certificate, or proof of jury service. *COVID-19, If you are unable to visit because of government restrictions put in place we will move your holiday date free of charge or issue a refund for cost of your holiday.

    *You are required to give a minimum of 6 weeks notice should you wish to cancel your holiday. If you do not give us this notice a percentage of your holiday cost will be payable, exemptions to these terms are as mentioned above. 
    Cancellations charges are as follows:


    5weeks notice 50%
    4 weeks notice 60%
    3 weeks notice 70%
    2 weeks notice 80%
    1 week notice  90%        
    Less than 1 week 100%                      

    *In all circumstances, regardless of the time frame given or reason for cancellation, your £50 deposit remains non-refundable.

    Exceptions to the above will only be made if we are able to re sell your holiday at it's full, original cost. 

     

    GDPR

    By signing this form you are providing consent to your personal data being stored and used for the purpose of this booking and contact between yourselves, haven and admin at Broadlands caister. 

    Finally we wish you a safe and happy holiday in our home from home caravan and ask that you please treat it with respect.
