  • Reference
    Prior to the tenancy being offered, credit, employer, previous landlord and bank references may be obtained in respect of all tenants by professional referencing agencies acting on our behalf. Any offer of a Tenancy is strictly subject to satisfactory references being passed.


    Proof of Identity
    You MUST supply us with one form of Photo Identification (Passport or Driving License Only). If you are a foreign national, we require proof of residency, e.g. a residence permit or visa. As well as photo ID, we also require a proof of address, i.e. a utility bill or council tax bill in your name at the given address. A UK driving license does provide both photo ID and proof of address, provided the address shown and that given by you are the same. From Companies, we require a Proof of Identity of the Director or Authorised Signatory, as well as proof of directorship or proof of authority to sign.


    Initial Payment
    If you are interested in renting one of our properties, you will be expected to pay a holding deposit the equivalent to 1 weeks rent. Once this amount has been paid, we will stop viewings on the Property. After referencing is completed and approved, your holding deposit will be credited off the one months rent.

    In the event of the parties proceeding with the tenancy, we will refund the holding deposit to you. This will usually be by way of making an equivalent deduction from the move in monies required from you before check in.

    If the Landlord decides not to rent the Property or an agreement is not reached before the Deadline for Agreement (provided you are not at fault), we will refund the holding deposit to you in full. Unless agreed in writing below, the Deadline for Agreement will be 15 days after the holding deposit has been received by us.

    If you provide false or misleading information which reasonably affects the Landlord’s decision to let the Property to you, or if you fail a right to rent check, or if you withdraw from the proposed agreement, or if you fail to take all reasonable steps to enter an agreement when the Landlord has done so, we will retain your holding deposit. In the event that we intend to retain your holding deposit, we will set out in writing the reason for this within 7 days of either deciding not to enter the tenancy agreement or the Deadline for Agreement.

    Payments that are permitted from Tenants in relation to Assured Shorthold Tenancies (AST) entered into after June 1st 2019 are as follows:
  • REFUNDABLE HOLDING DEPOSIT (TO RESERVE A PROPERTY)
    1 weeks rent. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).


    RENT


    A REFUNDABLE TENANCY DEPOSIT
    5 weeks rent when annual rent is below £50,000 or
    Example: Rent (£1,000 per calendar month) x 12 months = £12,000 per annum (5 weeks rent).
    6 weeks rent when the annual rent exceeds £50,000.
    Example: Rent (4,200 per calendar month) x 12 months = £50,400 per annum (6 weeks rent).


    PAYMENTS TO CHANGE THE TENANCY (When requested by the tenant)
    This is £50, or reasonable costs incurred if higher.


    PAYMENTS ASSOCIATED WITH EARLY TERMINATION OF THE TENANCY (When requested by the tenant)
    Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.


    PAYMENTS IN RESPECT OF UTILITIES, COMMUNICATION SERVICES, TV LICENSE, AND COUNCIL TAX (UNLESS INCLUDED WITHIN RENT)


    PAYMENT OF LOST KEYS OR OTHER SECURITY DEVICE(S)
    Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.


    PAYMENT IN THE EVENT OF RENT DEFAULT
    For late payment of rent Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
