TO: Pulaski County Planning Board Members
PETITIONERS STATE:
We the undersigned hereby petition the Pulaski County Planning Board to deny approval of the Final Plat of the development known as “Paradise Valley” on the Roland Cutoff Road in Pulaski County Arkansas. The Paradise Valley Development is a large scale urban tract home development which will contain over 76 tract homes with more planned in the future on the rural Roland Cutoff.
The main reasons we oppose the development are as follows:
· The hazardous effect the development’s above ground wastewater treatment plant’s effluent will have on the health of the surrounding public and environment in an area prone to flooding
· “Leap-frog” development in an area that has inadequate infrastructure to support the high-density development
· The unsafe and negative effect it will have on current traffic patterns and congestion as there is only one way in and out unless they divert around the lake via Highway 300 and Highway 113, with dangerous switchbacks, creating burdensome and unsafe traffic conditions
· The effect the increased traffic will have on recreational activities in the area, notably the Big Dam Bridge 100 bike tour and other cycling events creating unsafe driving and cycling conditions as drivers try to pass on narrow roads and highways, which are inadequate for high density neighborhoods
· Undue burden placed on current residents who would be asked to subsidize the infrastructure for this development by way of an increase in their taxes and fees for adequate police and volunteer fire department protections
· Inconsistent with the existing community character, which is now predominately single-family dwellings (no tract homes)
