    Bendor Village HOA will debit a member's account with a refundable R5000.00 sidewalk deposit for the utilization of the pavement, curbstones, and road.
  • Sidewalk Deposit:

    10.7.3.1 Part 1: Should a member undertake renovations to his property, a damages deposit of R5000-00 will be levied against the members account. This deposit will apply in respect of possible damage caused by contractors and or deliveries i.e damage to booms, kerbs, the guardhouse and roads etc.

    10.7.3.1 Part 2: Should the member utilise the sidewalk during renovations to his property, a further deposit of R5000-00 will be levied. This levy specifically pertains to damages occurring to the sidewalk during its use by the member and or his contractors etc.

    This deposit serves to cover expenses related to refuse removal and potential damages to the sidewalk, roads etc. during construction. Upon completion, a site inspection will be conducted by the Board of Directors to assess pavement, curb stones, and road conditions. Refund of the deposit is contingent upon satisfactory cleanup, as per Section 10: Building & Construction Work, paragraph 10.7.

  • Exterior Work

    For exterior work 4X SETS OF ELECTRONIC AND HARD COPY PLANS must be submitted and reviewed by the Aesthetical Committee of Bendor Village
  • Side walk deposit

  • Have you submitted electronic and 4x hard copies for approval? Approval of plans after submission can take 7-14 Days*
  • The construction will be considered completed once you furnish the Board with copies of your application for an Occupation Certificate to the Polokwane Municipality and proof of the lodgement of the application for an Occupation Certificate with supporting documents.

  • The following should be made aware of prior to the commencement of construction:

  • 1.) All construction work on any project must be completed within six
    months of commencement. This period may be extended to twelve months with
    the approval of the Board of Directors.

    2.) Prior to the commencement of construction, an anticipated project
    timeframe indicating the start date and that of Final Completion. Please be
    reminded of the permitted construction period in terms of the Rules of
    Bendor Village.

    3.) Should the sidewalk be utilised for the storage of building materials,
    a refundable deposit R5,000.00 is payable as mentioned above.

    4.) Proof that your neighbours in the immediate vicinity have been notified
    of the intended construction works and the intended timeframe.

    5.) That the construction workers need to be registered with the security
    for this project.

    6.) Reminder of the permitted construction working hours permitted, Monday
    to Friday from 07H00 to 17h00. Work on weekends and public holidays are not
    permitted.

    7.) It is your responsibility as the Owner to ensure that your contractors
    comply to the minimum Health and Safety Regulations and the prevailing COVID
    Regulations as Gazetted by the National Government from time to time.

    8.) The site and building area must be fenced with shade net in a neat and
    secure manner before any construction works commences. (See attached
    specifications)

  • Contractor details

  • Entering Bendor Village

    1. When a supervisor approaches the visitors’ gate, he must place his fingerprint on the scanner to open the boom. Security will book the contractor in on his name. This will “open the system” for the contractor’s registered workers to enter through the turnstile gate.
    2. His workers must then get off the vehicle and enter the Village through the turnstile using their fingerprints (their fingerprints will work only after the supervisor has opened the system with his fingerprint on the reader).
    3. The supervisor drives in and waits for his workers to get back onto the vehicle.
  • Exiting Bendor Village

    1. The supervisor places his fingerprint on the reader to enable his workers to use the turnstile gate (their fingerprints will again only work after the supervisor has opened the system by placing his fingerprint on the reader).
    2. The supervisor hands in the access slip and the guard will scan the slip and the visitors’ exit boom opens.
    3. The workers get off the vehicle and exit the Village via the turnstile and then get back onto the vehicle outside the exit gate.
    4. All workers must scan themselves out with their own fingerprints. Workers may also not leave on the back of or in a vehicle without scanning themselves out individually. If workers are not scanned out individually, the system will show that they are still in Bendor Village and they will be regarded as being in Bendor Village unlawfully.
    5. Contractors’ supervisors will be allowed to move in and out of Bendor Village in their discretion, using the fingerprint access system. However, if accompanied by a worker, the worker must each time exit and enter through the turnstile, using his fingerprint.

     General:

    1. Workers must be transported to and from the gate in or on a vehicle and may not walk to the building site. They may also not move from the property where they are working to another property.
    2. Triple rear axle vehicles are under no circumstances allowed in Bendor Village. Double rear axle vehicles will be permitted only after the member involved has signed the indemnity form provided at Security.
    3. Stabilising jacks/outriggers may not be pushed out directly onto the tar surface or kerbing but must be supported on platform blocks that are large enough to protect the road surface.
    4. Any damages to the road or kerbing must be reported to the secretary. The member will be held liable for repair costs.
    5. Contractors and their workers will be allowed inside Bendor Village between 07:00 and 17:00 Mondays to Fridays and 08:00 to 13:00 Saturdays only, and not on Sundays or public holidays.
    6. The delivery of building materials may only take place between 07:00 to 16:00 Mondays to Fridays and 08:00 to 13:00 on a Saturday, and not on Sundays or public holidays.
    7. All work must be done with the least amount of interference or nuisance to other residents.
