SAORSA STUDIO RENTAL AGREEMENT

RENTAL RATE

Saorsa Studio can be rented for rehearsals, classes, workshops and other events/activities as agreed upon. The studio will be rented in blocks of time as follows: one-hour minimum, 30-minute increments.

Fees and policies for renting the studio are as follows:

·      $25/hour + HST

·      Be sure to include rental time for setup, cleanup and/or early arrival. There is a charge for that additional time, i.e. event is 1 hour, set up/clean up is 1 hour, total rental is 2 hours

·      Any changes to your booking must be made 24-hours in advance, and must be approved by the Studio Owner in writing.

·      Should you go over the booked time beyond 15 minutes without providing 24- hour notice that you require additional time on your rental, studio rental will be charged at a rate of $25/hour + HST in minimums of 30-minute increments.

BOOKING

You will need to create an studio account with us, which will allow you to book and manage your studio rentals. 

Regularly scheduled weekly classes should be confirmed for a full month in advance so the studio can operate around your bookings + you can secure your desired time slot. Payment is due at time of booking.

All other classes, workshops, activities, and events must be confirmed at least one week in advance. Payment is due on the day of the session.

A $10.00/day late fee will be charged for any overdue accounts unless prior arrangements have been made for late payment.

Class Cancellation: Space may be cancelled via email with 24-hour notice without incurring rental fees.

INSURANCE REQUIREMENTS

Each renter assumes liability for injury of any persons they invite to the space, including but not limited to: injury to students in the renter’s class, injury to performers or collaborators in the rehearsal, injury to guests or audience members at a showing.

The person responsible for renting the studio must provide a certificate of insurance prior to renting the space, providing public liability at a minimum of $1,000,000, and naming Saorsa Studio as the certificate holder. The certificate of insurance must provide coverage for the whole term of the lease application. Saorsa Studio reserves all rights to accept or deny proposed coverage based on type, limits and the named underwriter.

STUDIO USE GUIDELINES

Use of Saorsa Studio is contingent upon the renter’s understanding, acceptance and adherence to the following policies. Please review and initial these policies. If you have concerns or need further clarification, please use the contact hello@saorsastudio.ca.

·      The person who has booked the studio must be the first person in the door on the day of the booking, and must remain in the studio throughout the entire event.

·      If another group is scheduled in the dance studio immediately before yours, please wait outside of the studio for your time slot

·      Saorsa Studio is not responsible for accidents, injury, illness or loss of group or individual property. Please remind all participants to take proper safety precautions.

·      For any emergency situations including accidents, health crises, criminal activities, or fire, call 911. There is no phone available at the studio. It is advised to have a cell phone close at hand.

·      Do not modify the space (ie. moving tape, furniture, wall fixtures, etc)

·      Water bottles are permitted in the dance studio. Other beverages, food and chewing gum are not permitted in the dance studio at any time unless an exception has been granted by emailing hello@saorsastudio.ca. Animals, with the exception of working service dogs assisting persons with disabilities, are not permitted.

·      Alcoholic beverages are not allowed on the premises at any time.

·      Smoking is not permitted anywhere in the building.

·      Fire (including cigarettes, candles, incense and matches) are not permitted in the dance studio

·      If a representative or group should violate any items of this agreement, Saorsa Studio will have the right to terminate their occupancy immediately.

·      All personal and group belongings that you brought to Saorsa Studio must be removed at the end of your booking

·      If you are a regular renter and have a key, make sure the lights are turned off when you leave, including change room and bathrooms

·      If you are a regular renter and have a key, please make sure all doors are secure and locked. Exit through the front door ensuring to lock that one as well.

·      If you have been issued a key, do not make copies. If copies are made without authorization from Saorsa Studio, a fee of $200 will be charged and the rental agreement will be terminated immediately.

·      Renters will be charged a $250 replacement fee for any key lost or not returned.

·      If you noticed any problems with the facility or its equipment, please notify Saorsa Studio so we can repair the problem as soon as possible.

·      Each renter assumes responsibility for the security of the space during each rental period.

·      Each renter will assume full responsibility for any damage caused to any part of the entryway, studio, changing room, bathroom, stereo equipment, floors, windows, mirrors, walls, ceilings, etc. sustained during the renter’s scheduled studio time and time in the studio. Each renter agrees to pay in full for repair or replacement of any item or structure damaged by the renters or by performers, collaborators, students or guests invited to Saorsa Studio by the renter. Full payment for damage shall be made within seven days of the damage.

·      Each renter assumes responsibility for returning the studio to a good state before they leave. All lights, the heater, fans and electrical equipment must be turned off. Trash and litter must be removed to the garbage can. Please sweep if necessary, and leave the studio in the best possible condition for the next user.

·      While Saorsa Studio provides major janitorial assistance, including toilet paper, hand towels and a clean facility for your rental, you play a significant role in keeping the studio clean. You must leave the studio in as good or better condition than when you found it.

FUTURE POLICY CHANGES

Saorsa Studio reserves the right to change the above rental policies at any time to reflect the needs and concerns of the studio, community, and resident companies. Renters will be informed of changes to rental policies.

WAIVER AGREEMENT

In submitting and signing this agreement, I certify that I have read, understand and will abide by the facility rules and regulations set forth. I certify that the use detailed on the event description is in compliance with Saorsa Studio rules and regulations and certificates of insurance requirements. Renter/Agent hereby agrees to hold Saorsa Studio and individual members thereof, all officers, agents, and employees free and harmless from any loss, damage, liability, cost or expense that may arise during and related in any way by the use and occupancy of said facility, to the extent such loss, damage, liability, cost or expense arise out of negligent acts or omissions of Renter/Agent. I, the undersigned, or the company I represent, will be responsible for any damages sustained to the facility. Any lost equipment or damages sustained to Saorsa Studio property shall be compensated within seven days. I agree that this reservation is granted with the understanding that Saorsa Studio may cancel when the facility is needed for Saorsa Studio programs. I understand that failure to comply with rental, booking and payment policies will result in additional fees and potential for termination of the rental agreement at the discretion of Saorsa Studio.
