By signing this form you are agreeing to all landlord policies and requirements. (If more than two persons are applying for and will not be co-applicants, use additional applications)

    Please note that all of our rentals abide by the following and should you not be able to comply with the below property standards in addition to those that will be placed in your lease, we will not be able to approve your rental.

     

    1. All properties are SMOKE-FREE and PET-FREE- a $1000 fine is stated in your contract for any violations
    2. All tenants must pay the agreed upon rent via AUTOMATIC ACH transfer on the 2nd of each month. Once your application is approved we will provide the paperwork to establish this transfer.
    3. Only tenants listed on the lease agreement are permitted to live at the property. Any change in the number of tenants must be approved by your property manager no less than 30 days in advance and a new lease agreement will then be signed. 
    Sub-Leasing is NOT PERMITTED. 
    4. Tenants are responsible for the condition of the property- The property manager will perform inspections AT LEAST once per year for compliance at the convenience of their schedule. 
    5. Tenants are required to keep up the lawn or hire a lawn maintenance company unless otherwise stated in the lease agreement
    6. Tenants are also responsible for any Pest Control or damage incurred from lack of regular treatment unless otherwise stated in the lease agreement. 

    7. All Leases are 12 Months. Any lease terminated prior to the 12-month renewal will be subject to the loss of deposit. 

    8. All Deposits are the same amount as the rent for the property. Deposit and 1st month's rent are due at the time of lease signing.

    All tenants must pay a deposit (the amount of the units monthly rent) and the 1st months rent at the lease signing. All finance information must be submitted PRIOR to moving into the property. Please be sure to review the fines and fees listed above prior to filling out this application. Our leases contain additional fines/fees for damages, rekeying, late payments/returned drafts, cleaning, etc. Deposits will only be accepted as certified checks and all monthly rent will be drafted via ACH from your bank.

  • THE LEASING AGENT AND REPRESENTATIVE FOR THE LANDLORD OF THE PREMISES LOCATED AT AT A MONTHLY RENT OF $ APPLICANT DECLARES THAT THE INFORMATION CONTAINED HEREIN IS TRUE AND CORRECT, AND APPLICANT AUTHORIZES AN EMPLOYMENT CHECK, CRIMINAL RECORDS CHECK, CREDIT CHECK, VERIFICATION OF REFERENCES AND CURRENT AND PREVIOUS LANDLORDS. APPLICANT HEREBY PAYS $AS A NON-REFUNDABLE APPLICATION FEE AND $ AS HOLDING FEE. IF APPLICANT IS DECLINED, THE HOLDING FEE MAY BE REFUNDED WITHINBUSINESS DAYS. IF, AFTER APPROVAL, APPLICANT DECIDES NOT TO FULFILL THIS AGREEMENT BY COMPLETING LEASE AND PAYING FIRST MONTHS RENT AND REMAINING SECURITY DEPOSIT, HOLDING FEE SHALL BE RETAINED BY LANDLORD TO COVER ADMINISTRATIVE EXPENSES. APPLICANT AGREES TO EXECUTE A RENTAL AGREEMENT BEFORE POSSESSION IS GIVEN AND TO PAY THE RENT AND SECURITY DEPOSIT WITHINBUSINESS DAYS AFTER BEING NOTIFIED OF ACCEPTANCE OF THIS APPLICANT. LANDLORD AND AGENT WILL NOT BE BOUND BY ANY REPRESENTATIONS, AGREEMENTS OR PROMISES, WRITTEN OR ORAL, MADE BY LANDLORD OR AGENT UNLESS CONTAINED IN THE RENTAL AGREEMENT SIGNED BY LANDLORD OR LANDLORD'S AGENT. APPLICANT HAS REVIEW ED THE PUBLIC RECORD INFORMATION ON THE COUNTY RECORDER'S WEBSITE SHOWING THE POSSIBILITY OF PAST OR CURRENT LIENS RECORDED AGAINST THE PROPERTY AS OF THE DATE OF THIS APPLICATION. APPLICANT AGREES TO LEASE THE PROPERTY SUBJECT TO THIS INFORMATION, AND HOLD THE LANDLORD AND ITS AGENTS HARMLESS BASED UPON THIS INFORMATION AND FUTURE USE OF THE PROPERTY. APPLICANT DOES HEREBY RELEASE LANDLORD, AGENT AND THIS COMPANY FROM ANY AND ALL DAMAGES OR LIABILITIES W HICH MIGHT RESULT FROM THE ABOVE INFORMATION. APPLICANT RELEASES PRESENT LANDLORD AND ALL PREVIOUS LANDLORDS FROM ANY AND ALL LIABILITY FOR ANY DAMAGE OR INJURY WHATSOEVER CAUSED BY PROVIDING INFORMATION TO LANDLORD OR AGENT REGARDING APPLICANT. APPLICANT UNDERSTANDS AND ACKNOWLEDGES THAT A FALSE STATEMENT MADE HEREIN IS GROUNDS FOR DENIAL OF RENTAL TO APPLICANT. ANY STATEMENT HEREIN MAY BE CONSTRUED AS A CONDITION PRECEDENT TO ANY BINDING RENTAL AGREEMENT OR CONTRACT BETWEEN APPLICANT AND LANDLORD. APPROVAL FOR RESIDENCY IS MADE W ITHOUT REGARD TO RACE, COLOR, RELIGION, SEX, NATIONAL ORIGIN, AGE, GENDER IDENTITY OR EXPRESSION, FAMILIAL STATUS, SEXUAL ORIENTATION, ANCESTRY, OR HANDICAP APPLICANT UNDERSTANDS THAT APPLICANT ACQUIRES NO RIGHTS TO PREMISES UNTIL EXECUTION OF A RENTAL AGREEMENT IN THE FORM SUBMITTED AND DEPOSIT OF RENT AND SECURITY DESCRIBED ABOVE.
