  • Building Department Info:

    Most areas fall under a city or county building department. Please call your local building department to confirm which department jurisdiction applies to your residence. 

     

    When you call ask if they have any documentation available for swimming pool codes. Some departments will have a checklist or 1-sheet with their jurisdiction requirements.

  • For Florida Projects Only (MUST READ):
    In the state of Florida Standard Pool Engineering is more expensive and therefore you will be required to pay an additonal $100 at the time of engineering JUST for standard pool engineering. This is mentioned on our checkout pages, but we want to remind you here as well. 


    In the state of Florida MOST building departments also require a site survey to be done prior to a pool build. Most homes have a survey done at the time of construction. If you do not have the survey then your building department may have it on file.

    In the event that a site survey is not available for your property check to ensure this is required in your jurisdiction before paying to have a survey done. NOTE: if a drainage plan is required you MUST have a topographical survey with elevations completed! 

    Florida Building Departments may also require additional plans beyond the construction plans that you have purchased from us.

    The most common additional plans needed are plumbing and drainage plans.

    You can obtain these plans through our engineer if you need them. 

    Be sure to check with your building department to clairfy what is needed for permits, so that you can order the proper plans from the engineers at the time of engineering.

    We prefer a plot map/Site plan for all designs.

    Your plot map should include: Property lines, existing structures with setbacks, easements, underground or overhead utlities, septic system (when applicaple)

    If you can not obtain a plot map we would prefer you to take measurments and provide a sketch of the property. You can download our measurement guide here which shows what we are looking for.

  • SEPTIC REQUIREMENTS: 

    If there is a septic system you will be required to provide a septic map drawn to scale and that is signed and dated by a licensed septic contractor. This is required in order for you to pull your permits. It will also be used to inform the layout of your pool project.

    Contact your local building department to find out what easments if any run through your property. This should be shown on your plot map, if you already have a plot map showing easments you are good to go! 

    You can also call dig alert by dialling 811 in order to locate outside utility runs within the property. This a free service that will come out and flag/paint any existing utility lines.

    All Easement locations should be visible on the plot map submitted above. If they are not, please provide documentation showing all existing easements that are located on the property.

    All outside utility runs should be visible on the plot map submitted above. If they are not, please provide documentation showing all existing utility runs that are located on the property.  

    If you are unsure where utility runs are on your property please contact dig alert by dialing 811. This is a free service that will come out to mark utility runs.

    In this section we will be gathering information regarding the yard.
  • Yard Detail Sketch Up

    Below we will have you upload a sketch that includes information required for your construction plans. You don't need to be an artist but we do want you to be specific. 

    You may use your plot map/survey to indicate the following. 

    Please indicate on your sketch the following items:

    • Existing Structures / Add-on's - Please indicate the location and "setbacks" of any structural additions that have been added to the property and are not already on your plot map. Examples: free standing/retaining walls, custom barbeque/kitchen, cabana's, patio covers etc...
    • Property Line / Pool Barrier Fencing & walls
    • Gates
    • Existing Landscape / Trees (that you want to keep!) 
    • AC units
    • Gas Meter & Electrical Pannel
    • Existing Outdoor Outlets
    • Existing Hose Bibs
    • All Windows and Doors that lead to pool area / backyard
    • Preferred Pool Equipment Location 
    • Preferred Pool/Spa Location - If you are unsure leave it blank and we will place your pool/spa where we feel is best. If you intend any special features in your pool like waterfall, slide, barstools etc... please indicate their preferred location as well. If you don't have a preference then we will put them where we think is best. 

     *If you do not have a plot map to sketch up, you can use a google earth image, or sketch up these things on a blank piece of paper to the best of your ability. 

    Once you complete your sketch simply snap a photo of it and upload it below.

  • Fencing/Pool Barrier

    Pool barriers are required in every jurisdiction. Fencing/walls are required to be non climbable, at least 5' in height, and need to block access to the pool. Gates must also be non climbable and at least 5' in height, swing away from the pool area, self closing and equipped with a self latching device placed no lower than 54" from the ground. Your gate should be adjusted and equipped accordingly after your pool excavation is completed. PLEASE NOTE: if there isn't going to be walls or fencing in the yard then you will need to install an approved pool deck fence. Also if you plan to install a pool deck fence you will not need to give us any information regarding your fencing/gates/walls.

    You are paying for a pool and spa design. We will also include basic landscaping and hardscaping around the pool/spa for you. 

    We will also include up two specialty design items free of charge. A speciatly design item is something that goes above and beyond the pool design. 

    If you would like more than 2 specialty items we are happy to include them for you at an additional cost.

    *Please be aware that some of these items may include addtional permits/engineering. More on that in the next section

    Let us know below if you wish to include any of these specialty items. If an additional payment is required we will reach out to you and confirm before sending an invoice.

    Special/additional Engineering is typically an additional cost of $150 for each item. 

    **The below listed items will require special engineering or additional permits. If you approve on a design that requires special engineering we will invoice you accordingly. Your engineering will NOT released until that invoice is paid.
