The parties hereby authorize the placement of all escrow funds in a joint non-interest-bearing account. Any other arrangements require a $100.00 fee for setting up a separate interest-bearing account or a 50.00 fee for a separate non-interest-bearing account plus a 50.00 monthly maintenance fee for the term of such account. Monies may be held in account for up to 180 days free of charge on a purchase and 90 days for a rental, after such time a 50.00 monthly fee will be assessed for the maintenance of such account. Parties understand that ALL Sellers and Buyers must sign to have escrow funds released. If there are conflicting demands, the file will be sent to the applicable Court's Depository or to the Florida Real Estate Commission for settlement which the parties agree will be final and will hold harmless the holder and remitter of any escrow funds following this referenced order.
