  • This contract is between       and the Durham Memorial Outreach Center for use of space within the building. A minimum of four (4) hours is required for any rental space desired.

    An additional two (2) hours will be added to this contract for the purpose of setting up or preparation (decorating) and breaking down (cleaning up). Totalling six (6) hours of usage.

  • Note: Any rental over hours not specified on this contract is an additional $100.00/hr. There is a twenty (20) minutes grace given when you exit the meeting space late. At the 20th minute, the additional “rental over hour(s)” charges will apply. Please be sure to end your event in a timely manner. You will be charged if you are twenty (20) minutes over your contracted time.

    Note: Rental of all space requires a non-refundable deposit of half the total amount due. This deposit is required at the time of the signing of this agreement. 

    An additional fee will be applied for use of Durham Memorial Outreach Custodian in the 
    amount of: $100.00 
         
    Note: This fee will be charged for the clean-up costs associated with your rental. No fee will be charged if you clean up after your event within the contractual time.

    Chairs and tables are included in your agreement; however, we are not responsible for accidents of any kind associated with your event. 

       HOUSE RULES:


    Center:
    No smoking is allowed in any part of the Center. If evidence of smoking is found, there will be a $200.00 fee charged. No alcoholic beverages are allowed in or around the building. Use of the Gym shall be restricted to the lessee and their invited guests. The Lessee shall not sublease or assign use of the premises.
    Note: All functions must be planned in accordance with the restriction guidelines surrounding COVID-19.

    Kitchen:
    To be left in good order. All trash is to be placed in blue totes outside the rear door.

    Furniture:
    Anything moved must be returned to the original location at the end of the function/rental.

    Personal Belongings:
    Nothing shall be left in the building without expressed permission of the Executive Director, Reverend Kevin Coakley of the Durham Memorial Outreach Center. The Durham Memorial Outreach Center is not responsible for any loss or damage of personal equipment or belongings. 

    Decorations:
    Please see the Durham Memorial Outreach Center representative for instructions.

    Cancellation:
    A 30 day notice is required prior to the event date for cancellation or there will be a charge of $50.00.

    Anything under a 15-day notice will result in a charge of 50% of the total cost of the rental.

    Any rentals booked 30 days or under will result in a non-refundable deposit of $200.

                                                 OTHER TERMS & CONDITIONS
    Renter will pay the costs, as determined by Durham Memorial Outreach Center, of repairing any damage, which may be done to the premises or any fixtures, furniture, or furnishings thereof by an act of renter or anyone visiting the Premises. If the premises are not cleaned properly as determined by Durham Memorial Outreach Center, the renter’s deposit shall be applied to the total cost of cleaning the building as well as for the cost to repair any other damages as provided for in this Agreement. The renter’s liability shall not be limited to the amount of cash deposit. Any necessary expenses exceeding the deposit shall be borne by the renter and shall be due and payable within 30 days of the receipt of any invoice from Durham Memorial Outreach Center.

    The renter stipulates that she/he has examined the premises prior to the execution of this Agreement and is satisfied with the physical condition of said premises, and the renters taking possession thereof shall be conclusive evidence of its receipt of said premises in a safe, sanitary and sightly condition and in good repair.

    The renter shall assume all risks instant to or in connection with the activity to be conducted hereunder and shall be solely responsible for all accidents or injuries whatsoever of any nature or kind to persons or property caused by its use of these premises. The renter further agrees to indemnify Durham Memorial Outreach Center and save it harmless from any and all claims or liability for personal injuries or other damages to any person, including injuries resulting in the death of any person which injury or death is occasioned by or in connection with the use of the premises herein rented. The renter further assumes full responsibility for the character, acts, and conduct of all persons admitted to said premises by the consent of the renter.

    In renting the premises, Durham Memorial Outreach Center does not relinquish the right to control the management thereof, and to enforce all necessary and property rules for management and operation of the same, and, Durham Memorial Outreach Center through its director, policemen, firemen, and other designated representatives, shall have the right at any time to enter any portion of said premises for any purpose whatsoever.

    Any incomplete applications will not be considered. Renter agrees to abide by all Terms and Conditions of the Durham Memorial Outreach Center, which are incorporated herein by reference and made a part of this Agreement.
