Back in 2013, when I started in rentals it was as easy as a gas check and a tenancy agreement!
There is so much more legislation and regulation that has been introduced since then - it is a mine field for landlords.
I often meet landlords who shall we say, are rather old school and 'think' that the way they have always done it is the way it should be done. Unfortunately its really not like that any more and there are many complications to getting it wrong.
Just a few are :
- Unable to evict with a section 21
- Landlord banning orders
- Local council unlimited fines
- Fines from other organisations
- Rent repayments
Honestly, its really not worth cutting corners with lettings.
As a agent this is my job to keep my clients compliant and if was as easy as some landlords say, well I would be out of a job!
