  • TENANT VEHICLE INFORMATION

  • Tenants and registered occupants listed on page 1 of this form that are driving vehicles must present requested information to obtain a "Gate Entrance Pass". This pass must be displayed on the dashboard at all times during the term of the tenancy. Tenants and guests of Tenants not displaying a valid Gate Entrance Pass may be stopped and denied access until proof of authority to enter the Community is provided. 

     

    If the driver and vehicle information is not yet available, please enter "TBD" for the make and model info below. You may update the form at a later date closer to your reservation. You may also register vehicle info at the gate if the driver is listed as a registered occupant.

  • A Tenant may not be registered or permitted entry into the Community if this form is unaccompanied by the Owner's payment of the applicable tenant registration fee and a signed Annual owner Certification of Compliance Form is not on file. Aslso, the Owner of Record must supply an executed copy of the Short- Term Minimum Lease Agreement, Alternatively, if all of the terms of the Short- Term Minimum Lease Agreement are incorporated into a separate lease agreement, the Owner of Record may supply that alternative lease agreement instead.

  • MINIMUM LEASE AGREEMENT FOR SHORT TERM RENTAL

  • The terms of this lease agreement (this "Lease") are between the Tenant and the Owner of Record ("Owner") pursuant to the Tenant's Lease of a property from the Owner within Penn Estates POA (the "Association") for twenty-nine (29) days or less. By signing this lease, in addition to the terms below, Tenant agrees to abide by all Association governing documents, including but not limited to the Association Rules and Regulations (collectively, the "Governing Documents") as well as all federal, state, and local laws and regulations (collectively, the "Laws and Regulations"). A copy of the Governing Documents may be viewed on our website at www.pepoa.org. 

    1. The Owner shall register Tenant and permitted guests of Tenant occupying the property (collectively, the "Occupants") with the Association no less than five (5) days in advance of the rental start date. Registration requires submitting the signed Short term Tenant Registration Form (the "Registration Form") and this lease between the Owner and the Tenant. 

    2. By signing this Lease, Tenant agrees to abide by and enforce the terms and conditions of this lease on behalf of all Occupants named on the Registration Form, including, but not limited to, the requirement to abide by all Governing Documents and Laws and Regulations. Only Occupants validly registered are entitled to enter the Community. 

    3. Applicable nonrefundable Tenant processing fees must be paid prior to the beginning of the Lease term. 

    4. Occupants shall have the privilege of using community facilities and amenities provided the Owner remains a member in good standing with current amenity badge. 

    5. Occupants are not permitted at any time to transfer a gate access card or temporary pass to anyone other than the person to whom it was originally issued. Transferring a gate access card or temporary pass to another person and use of such passes by a person other than the one to whom the pass was originally issued shall result in seizure of said gate access card or temporary pass and may result in eviction from the Community. 

    6. Tenants and Owners are responsible for all attorney's fees and costs incurred by the Association as a result of any Occupant's violation of the Governing Documents irrespective of whether a suit is instituted. Owners are responsible for fines levied resulting from Tenants' violation of the Governing Documents. 

    7. In no event shall it be determined that a landlord/tenant relationship exists between the Association and a Tenant. 

    8. Owners may provide a certain number of short-term rental amenity badges for use by Occupants based on local ordinances that govern occupancy of the home. 

    9. Security Deposits will be returned within 10 days of checkout if booked directly with Summit Lakeside Properties, or as per the standard platform policies of AirBnB, VRBO, Booking.com, or which ever other marketplace was used to book your reservation, after verification that no damages or incidentals have been incurred. In the event that you are billed for damages or incidentals, an itemized statement of fees will be provided within 5 days. 

    It is understood by our signatures below that all Occupants have reviewed a copy of the Governing Documents [www.pepoa.org] or [www.bluemountainlakeclub.com] and agree to be bound by them at all times, and the information provided on this form is complete and accurate. 

    In addition, nothing in this lease is intended to negate or override any Laws and Regulations which must be complied with by all Occupants in addition to the Governing Documents.

  • Summit Lakeside takes great pride in ensuring our homes are furnished, decorated, and stocked with high quality amenities and supplies. 

    Please treat your vacation home as you would your own home, and ensure all items are kept clean, free of damages, and are replaced after each use. 

    Every room in your home is inspected, photographed, and documented for damages between each stay. 

     

    Please note the following list of charges for incidental damages and missing items which will be deducted from your security deposit. This list is only of the most commonly damaged and/or missing items, and is non-comprehensive.

    We do not charge for replenishable items such as soap, bodywash, detergent, toothpaste, tooth brushes, or disposable kitchen supplies. 

    All beds are premade clean white sheets, blankets, comforters and pillow cases for your satisfaction. 

  • Rental Policies:

    CHECK-IN - Check-in is at 4pm. Early check-in is at 3pm and subject to availability. 

    CHECK-OUT – Check out is at 11AM. The locks will automatically change at 11AM and housekeeping will arrive shortly thereafter. A fee of $100.00 will be charged to the card on file if you are not checked out by 11AM. Lake checkout is at 12pm and subject to availability. 

    HURRICANE, SNOW STORM, AND SEVERE WEATHER POLICY – NO refunds will be issued in the event of a Snow Storm or Hurricane, even in the event of a mandatory evacuation. 

    INCLEMENT WEATHER - Cancellation or early departure due to inclement weather does not warrant any refund.

    AGE REQUIREMENT - The Property must be occupied at all times by an adult OVER THE AGE OF 21 for the duration of the stay. Please note if there are damages to the home or any violations of the community rules you will be responsible for the damages and the card on file will be charged and you will also be evicted with no refunds.

    MAXIMUM NUMBER OF GUESTS – At no time during your stay shall the maximum number of persons on the property exceed the maximum number of persons the advertised property sleeps, not including babies in cribs. Violation of this policy will result in immediate eviction from the property, with NO refund of rent, associated fees or taxes already paid.

    PARKING – You and your guests may park in designated areas only.

    PROPERTY ASSIGNMENTS -- We reserve the right to change rental assignments to a comparable property on short notice if a property is unavailable during the Rental Period, due to necessary maintenance and repair issues, removal of a property from the rental program, or any other changes and/or emergency conditions.

    REFUNDS -- As set forth in additional detail throughout these policies, no refunds will be given for ANY reason, including late arrivals or early departures, inclement weather, maintenance and/or housekeeping issues, failures, outages or nearby noise.

    PET POLICY - Pets are allowed only with a completed rental registration and vaccination records provided. No pets will be admitted without the required documentation. An additional cleaning fee of $100 per pet will apply.

    GOOD NEIGHBOR POLICY - Quiet time for all properties is from 10:00 P.M. until 7:00 A.M., in conjunction with county ordinances. Please be mindful and keep the noise down during the hours of 10pm to 7am.

    COMMUNITY POOL POLICY – The community pool is controlled and maintained by the homeowners association for the property. You and your guests must abide by all rules for use of the pool and the pool area.

    OWNER AREAS - The property may have certain areas that are off-limits to you and your guests, including owners' closets and garages. Do not attempt to access these areas during your stay.

    SMOKING - All of our properties are designated as NON-SMOKING. If any evidence of smoking on the Property is detected by Summit Lakeside Rentals during your stay, or upon departure, you will be charged a fee of $350.00, plus any additional cleaning expenses incurred.

    PREMISIS CONDITION - All of our properties are inspected for damages and missing items, cleaned, refreshed between guest stays. If for any reason the rental property is presented in a condition other than as described in the property rental listing, guest agrees to notify Summit Lakeside immediately upon check-in, and allow for up to 4 hours to remedy any defects to a satisfactional condition.

    ENTRY - Destin Beach Vacation Rentals Inc staff may enter the property in case of an emergency, or in order to make repairs, alterations or improvements or to show the property to prospective contractors.

    LINENS AND TOWELS - All necessary linens and towels are provided. Please DO NOT use these to remove any makeup, sunscreen, bronzers, or for cleaning purposes as this causes permanent staining, requiring replacement of the item. Linens and towels are not to be taken from the property to be used at the pool or the lake. You must furnish your own beach towels. You will be charged for soiled towels and linens as per the listed fees on the previous page.  

    AMENITIES - An initial complimentary supply of paper towels, garbage bags, bath tissue, soaps, etc. are provided. Guest is responsible for the purchase of any additional supplies they may require during their stay.

    INTERNET POLICY - Most properties have Internet/WiFi, however no refunds will be given for connectivity issues or outages.

    PROPERTY DAMAGE/THEFT POLICY - Summit Lakeside Rentals requires you to report any damages you find upon arrival to our staff immediately. An active credit card is required on all reservations to ensure no damages/theft are done to the property. By booking with Summit Lakeside Rentals you waive the right to dispute any charges that are made to your credit card for damages/theft to the property.

    Non-billing stipulations include but not limited to:

    1. No damage/theft to the property
    2. Rental is left in a neat and orderly condition
    3. No violations to any of Summit Lakeside Rentals policies

    Summit Lakeside Rentals reserves all rights to bill the credit card on file for any violations of this policy.

    CLEANING FEES – A cleaning fee will be added to all reservations, regardless of the length of the stay. These fees vary, depending on the size of the property and are charged at the time of booking. Professional housekeeping, commercial laundering of towels and linens, pressing of linens, and trash pickup/disposal are included in the cleaning fee. 

    To avoid additional cleaning charges, we ask that you do the following before departure:

    1. Set oven on self-cleaning mode in case of spillovers
    2. Leave grill rack in acceptable condition
    3. Leave beds unmade, and pull back comforters on all used beds.
    4. Load and start dishwasher, using only dishwasher detergent
    5. Hand wash all pots and pans, and put away
    6. Sweep up excess dirt, sand, or snow. 
    7. Place all used towels in bathtubs

    Please leave the property clean and ready for housekeeping at 11AM on the day of your departure.

    A MINIMUM FEE OF $150.00 MAY BE CHARGED TO YOUR CREDIT CARD IF YOU DO NOT COMPLY.

    LOST AND FOUND - Neither the owner of the Property nor Summit Lakeside Rentals is responsible for lost or misplaced items, or those left behind by the guests.
