Our offer will be for 90% of the current appraised value of your property. Accept our offer to sell without showings and plan your move for the day you choose to close.   • Appraisals are done by licensed, independent appraisers. 
    The appraisal of your home is provided by an independent, licensed appraiser trained to provide an unbiased, and uninfluenced opinion of current value. We normally have the appraisal the next business day following the appraiser viewing your property. We’ll send you the appraisal along with our Swift Sale offer for you to consider. 
     
    Sweetly is not a ‘low-ball’ buyer. 
    You get 90% of any overage! Sweetly is not a house-flipper who buys low, to sell high and keep the profit. We resell homes for as much as possible which is often more than the appraised value. So when we resell a home for more than the appraised value you get 90% of that overage! 
     
    Choose any closing date within 45 days. 
    Your chosen close (moving) date must be within 45 days of the appraisal to ensure that we are working with a ‘current’ value. We will accommodate longer closings, but the appraisal may need to be updated to ensure the value is current. There’s no additional cost. 
     
    We buy houses worth $250,000 and up. 
    We only buy homes worth $250,000 and up. We buy houses, semi-attached homes, half duplex, townhomes, and row houses. We will consider some apartment condominiums, but our focus is single family detached houses. We do not purchase vacant lots, pre-fab or mobile homes, houses without a basement, or homes in extreme distress. We don't often buy rural locations, recreational property, or commercial property. Exceptions can be made to accommodate homes outside of our buy-box, but minimum fees and other special conditions may apply.

    The cost for your appraisal is $200 for homes in major centers such as Edmonton, Calgary, Saskatoon, Regina, Winnipeg, etc. Appraisals in rural locations may cost more. 
     
    Referral Disclosure. 
    Our customers frequently ask us to recommend a related service providers such as home builders, lenders, mortgage brokers, movers, etc. Some service providers might pay us a referral fee.
