• Sweetly Engagement and Fee Disclosure

  • Sweetly is a Real Estate Brokerage licensed under the Act in the Province of Alberta. Sweetly offers exclusive products designed to make selling a home easier than the traditional process of ‘listing’ a home for sale and tolerating showings, regular interruptions, home fixes, etc..

    To achieve a fair and unbiased understanding of current value of any property, we rely on the opinion of a certified Appraiser who will attend at your property and provide a Relocation Appraisal report which will indicate the current value of the property. Sweetly will use this value as our purchase price, and let you choose which product you want. You pay $500 + GST for the appraisal – Sweetly credits the fee back to you when you sell, regardless of which product you choose.

    Choose a Swift Sale PLUS (available to you if you’re buying a home with Sweetly in addition to your sale). You get 2 payments that will equal the full market value of your home. Get your first payment of 90% of the appraised value on the day you choose (within 45 days), then once we resell the home we’ll retain our fee (7/3)1 and pay you the full balance of the actual resale price.

    Choose a Sweet Sale and we’ll make the right improvements to maximize the resale price. You receive 2 payments which total the full (improved) resale price less our fee (7/3+2%)2 and improvement costs.

    Choose a Listing with Confidence to have us represent you as your Traditional Realtor if you want to test the market. Our normal fee is (7/3) but based on what work is involved with selling your home this fee is negotiable and flexible. Listing with Sweetly means you keep the option to cancel your listing and sell to Sweetly if you’re not getting the results you hope for.

    Choose a Swift Sale for 1 payment equal to 90% of appraisal. The payment is net to you, and there are no hidden charges. Our fee and profit (or loss) are built into the discounted sale price.

    Our offers to buy any property are subject to a property inspection condition performed by a qualified home inspector, at our cost.

    You get to choose your ‘way’ of selling and get $500 + GST off our fee when you sell using any of our products. The cost of the appraisal is credited back to you in full and offset from our fee regardless of which product you choose. Whenever a traditional listing process is selected, Sweetly will refer an area specialist Realtor to represent you and we receive a commission referral of 25%.

    Our customers frequently ask us to recommend related services during the time of a move. Sweetly has relationships with excellent referral partners so we may introduce you to other service providers such as mortgage brokers, lenders, home insurance providers, movers/packers, etc. and when you use their services we may receive a referral fee from them.

    1 Commission of 7/3 means: 7% of $100,000 plus 3% on the balance. This is the most commonly charged commission by full service brokerages in our local market based on our research and industry experience.

    2 Our Sweet Sale fee is 7% of $100,000 plus 3% on the balance, plus 2% of the resale price.

    Appraisal Fee Sweetly charges $500 plus GST for the appraisal of your property. You’ll get an independent certified appraisal of the current value of your home which we will use as our purchase price to make an offer to you under any of our programs. YOU GET $500 OFF our fee when you do business with Sweetly regardless of what method you choose to sell your property.
