  • Congratulations on your new listing!

    This Listing Memo is customized to streamline input into Compass 3-Phase Marketing, including the Denver, Boulder and Pikes Peak MLS systems. It provides a way to indicate your preferences, what you want and don't want in the packages, convey showing preferences. There is an optional Quick Q&A section for the MLS, in case you want us to add more detail than is available in your listing agreement or public records. You are welcome to skip that section, and add additional details upon finalization. It is an agent role to review and publish/activate a listing. If you would like guidance regarding activation, please indicate this to your TC.

    Submit this Listing Memo to get your listing into line for fulfillment; you may follow up with additional info via email. We will reach out with any questions, and to let you know when the framework is ready for your review and finalization.

    Listings Basic $175* - This package assists agent with entering listing frameworks.

    Listings Premium $250* - This package includes upload of media, assistance with requesting sign installs/removals and other vendor scheduling, help writing the listing description, Business Tracker/Compliance and more.

    • Assist with Compass AI generated listing description, with agent input**
    • Branded Offer Instructions - create and upload to MLS**

    • Prepare “Your Listing is Live” email**

  • Instructions

    Step 1: Submission of this Listing Memo will get your listing into the queue for fulfillment. Once you have an executed listing agreement, select below your choice of Listing Services Packages and submit the Listing Memo by 10am Monday - Friday. 

    Standard turnaround time is 72-hours (business days). Rush requests can expect a 24-48-hour turnaround time (also business days). Often, fulfillment is complete sooner depending upon the current volume.

    Our turnaround time frames are our commitment to you. We suggest submitting the Listing Memo once your agreement is executed, and follow up with any additional information. If you ever question the current turnaround time, please feel free to reach out.

    What you will need:

    • Executed Listing Agreement (LC can pull from CTM - share the seller's name as in CTM below) or email to LC. 

    If you are an agent selecting the Listings Premium package, based upon your preferences you may also need:

    • For Axium sign requests, set up of agent ListingPro/Signtraker profile, with a card added on file
    • Contact info for vendor(s) along with scheduling preferences, if you're requesting assistance with photos and staging
    • Link to professional photos/video/tours (provide when they are received)
    • If selecting the Branded Offer Instructions, your agent/team image and/or logo
    • If selecting assistance with writing a property description, a list of property highlights or any updates to be included

    Step 2: LC will send a Fulfillment Email to the Agent with any notes or questions once fulfillment is complete and ready for review and finalization. Agent may reply with responses by email, or can have a quick call with the LC to run through any questions. Or, some agents prefer to take the listing and run. It is an Agent role to activate the listing, or if assistance is needed, send the LC a quick text or email with a request to activate, indicating the listing is ready and has been reviewed.

    Indicate your publishing dates below, and this listing will be entered as a Compass Private Exclusive and Compass Coming Soon on your behalf. If you with to opt out of the Compass Three-Phased Marketing, click the opt out option below. Your TC will send an email when your framework is complete.   • * REcolorado - When Agent submits listing in Coming Soon status, it will automatically move to Active status after 7 days or on the Activation Date entered. Agent may manually switch to Active status sooner.

  • * IRES - When selecting Coming Soon as the status, the listing will auto-update to an Active status on a date specified known as the Go Active Date. This date is any time within 7 calendar days of entering the listing into the system. Showings cannot be scheduled while a listing is in Coming Soon status. Showing instructions will not display until the listing is Active.

  • *PPMLS - Enter the date upon which the Coming Soon - No Showings status will end, up to 14 days max. Listing will go active the day after the Coming Soon End Date.

  • Offer Instructions are added to a Compass and Agent/Team branded, 1-page PDF, which is uploaded to MLS Supplements/Documents. Default instructions read, "Submit offers to (agent's name) via CTMe. Include a valid Pre-Approval/Pre-Qualification letter and/or Proof of Funds." Also included is earnest money amount, title company, as well as Compass office/broker and agent contact information, including license numbers from DORA. If there is info in the listing agreement, such as a POA needed, that information will be added. Agents may provide any customization, and are sent a proof for review.

    Select Photo Upload Preference below; let us know if you'd like us to upload your photos in a walk-thru format, in the order you've numbered them, or if you'd prefer to upload your own photos. 

    If the Listing Coordinator is entering photos in a walk-through format, this begins with the exterior front, entry, living/dining, kitchen/great, office, primary/primary bath, bedrooms/baths, additional levels/rooms, garage, back/exterior (also depending upon levels & layout). If there are exceptional or notable features or aerial of the front, those may be added to the first few photos. Agent may always finalize to their preference. 

    If you already have the property photos, please share your link to the photos/virtual tour below. Or, if photos are yet to arrive, let us know when you expect to receive them and forward us the link. Agent may also send an email to listings.colorado@compass.com, with photos attached, or with any updates.
