I hereby agree to lease the above-described property for the term and upon the set conditions discussed and agree that the rental is to be payable the first day of each month in advance. If requested by Landlord, also agree to supply a co-signer with sufficient credit.
In order to secure the property from further marketing the property described above, a non-refundable money deposit equaling one month's rent is required. See details below:
a) A "Holding Deposit" equaling one month's rent is required to be paid at the time of the offer to rent is made.
b) Should the household choose to cancel or withdraw the application, Philadelphia Real Estate must be notified within 3 days, after which time the "Holding Deposit" equaling one month's rent will not be refunded and the apartment may be leased to another interested party.
c) Should the household not complete all documentation within five (5) days of receiving this Holding Deposit, the Holding Deposit equaling one month's rent will not be refunded and the apartment may be leased to another interested party.
c) The "Holding Deposit" will be refunded if any of the Applicants do not qualify, and the result of the application is "Reject Applicant" or applicant cancels or withdraws within 3 days of notification of application results.
d) Refunds shall be made in within 14 days of applicant cancels or withdraws within 3 days of notification or of application results.
e)Upon execution of a lease, the Holding Deposit will be applied towards the applicant's first months' rent. Upon lease signing, this deposit shall be retained as part of the rent. If the application is not approved or accepted by the owner or agent, the deposit will be refunded, the applicant hereby waiving any claim for damages by reason of non-acceptance which the owner or agent may reject.
