Please read this message fully and confirm that you have read this agreement. Mixing vacation homes with long term residents is a challenge and therefore we must require that ALL members of your group comply with the rules so that there is no issues with your stay and you enjoy your time here with out disturbances or complaints from neighbors. I apologize that we have to send this message, but prior stays and concerns from communities as a whole has made it a requirement for all future guests.
**HOST RESPONSIBILITY** Please confirm your cell phone (or someone who can get messages) at all times during your stay. Also pass this message to ALL guests BEFORE arriving. With LARGE groups & families, we have had problems when this message wasn't shared. We realize this doesn't apply to most of our guests, however, we MUST REMIND EVERYONE this cannot be a PARTY HOUSE. Our NEIGHBORS are town COMMITTEE MEMBERS who INFLUENCE REGULATIONS and they will DOCUMENT VIOLATIONS. We find that by sharing this message as well as checking your phone and app during your stay can eliminate issues.
VIOLATIONS to these POLICIES will RESULT in FINES, LOSS of DEPOSIT and EVICTION
1ST OFFENSE is a FINE of $1000
2ND OFFENSE is EVICTION with FINE of $1000 with no refund and loss of deposit.
Any verified complaint to the police will result in immediate eviction, fine and loss of deposit.
Here are the main things that will create problems
1. PARKING- if ANYONE blocks or parks on the neighbors property or shared drive, even if for 1 minute, it will be an immediate complaint. I CANT EMPASIZE THIS ENOUGH- INSTRUCT EVERYONE DRIVING TO THE PROPERY, INCLUDING UBERS, TO NOT PARK OR STAND ON THE SHARED DRIVEWAY TO THE RIGHT OF THE HOME OR PARK ALONG THE NEIGHBORS SPOTS ALONG HIS FENCE. We have a parking map on property.
2. NOISE- music, shouting, foul language (in music and conversation), especially at night. Must comply with town NOISE ORDINANCE (10PM), sound carries. State Disorderedly conduct laws for noise run all day.
3. TRESPASSING- if ANY member walks to the ocean, over our neighbors private property, they will complain.
4. TRASH- If you leave trash out, it will blow and animals will access- this is a Board of Health violation with fines. DO NOT OVERFILL, you have access to 3 barrels, Separate BOTTLES AND CANS in the bin provided and bring to Bradford's Liquor store just around the corner.
5. OCCUPANCY- only guests listed on the reservation are allowed to occupy the property.
5. POOL GATE- must remain CLOSED at all times- this is Board of Health Safety Issue.
** INSTRUCT ANYONE DRIVING TO THE HOUSE (Including ride shares). DO NOT BLOCK, PARK, WAIT, unload on NEIGHBORS PROPERTY at ANYTIME** Use the LEFT ENTRANCE and AVOID the SHARED DRIVEWAY when possible.
GOOD NEIGHBOR POLICY
**No PARTIES, LOUD NOISE, MUSIC, FOUL LANGUAGE (in music and conversation), SHOUTING, EVENTS, LATE NIGHTS or ADDITIONAL GUESTS**
**NO TRESPASSING to the WATERFRONT & Respect NEIGHBORS PRIVATE PROPERTY**
** QUIET HOURS 9.30 PM - 8AM &. Town NOISE ORDINANCE is ALL DAY**
The town is proposing strict REGULATIONS & FINES due to the NUISANCES caused by disruptive guests and they can FINE for NOISE, TRASH, and PARKING.
PARKING-MAXIMUM of 6 CARS, PARK to the LEFT, USE the LEFT ENTRANCE. Please avoid the shared driveway as much as possible, (several homes share the drive and blocking the access even if for a minute will create a nuisance and safety issue). Therefore, instruct the 1st cars arriving to leave room for the other cars, so that arriving vehicles do not block the shared drive at ANY TIME or need to WAIT to have cars moved, or UNLOAD ON SHARED DRIVE OR IN NEIGHBORS SPOTS. Do not allow extra cars at the property as this will draw unneeded attention to your stay. If you need additional parking, please reach out for a list of nearby public parking lots.
***POOL GATE MUST REMAIN CLOSED AT ALL TIMES*** SWIM AT OWN RISK, NO DIVING, NO LIFEGARD ON DUTY, NOTE SAFETY AND RULES POSTINGS ON THE POOL .
BEACH ACCESS- there is no beach or access to the bay directly behind the property which is grassy/muddy shoreline. Beach Access is 1 mile south via the side walk with public parking, restrooms and an outdoor restaurant. Another popular beach is Scusset Beach with parking and amenities. Another state beach that is private and less visited with free parking Ellisville Beach.
TRASH is LIMITED to 3 BARRELS- DO NOT OVERFILL. Pick up is MONDAY and can remain on the side of the house where we them. IF YOU HAVE EXCESS BOTTLES & CANS- you will be required to BAG and BRING to RECYCLE at Bradford Liquors (a block away) at 230 Sandwich st. Since trash is limited, DO NOT use up this space with recyclable items and we suggest you use the separate barrel provided in the mud room for cans and bottles ahead of time to make check out easier. (This is very important)

LEAD PAINT SHORT-TERM RENTAL EXEMPTION NOTIFICATION
Under the Massachusetts Lead Law (M.G.L. c.111, s.199B) and Regulations (105 CMR 460.100(D)), the owner of this property that is being rented or occupied for vacation purposes, certifies that
all paint in the dwelling unit is intact including on the exterior parts of the windows and qualifies for an exemption from the Lead Law which requires the owner to abate or contain lead paint if a child under six years of age is in residence. The Department of Public Health advises parents of young children under six years of age who are tenants or occupants under this exemption for a period not to exceed a total of thirty-one days, that occupying a dwelling unit for a short period of time where lead paint is intact does not present a health hazard for children under six years of age. Should you be concerned about peeling paint that you have found in the dwelling unit please let us know.
We look forward to your stay, and hope you enjoy your time here. I apologize if these rules seem too restrictive, as we have only had 1 bad guest, but with a home this large, and many requests from younger renters, wedding parties, its really important to remember, that after you leave, we still need to face our neighbors and our friends.
Please pass along any feedback that will make your future stay more enjoyable. Check out our other listings.
