Drywall
The walls and ceilings in your new home are subject to normal expansion and contraction. Molding and trim can shrink and warp in some cases. Although every effort is made to minimize their appearance, seams may appear under certain lighting conditions. The texture applied is meant to be random. Routine maintenance on molding, trim and wallboard is minimal. Cracks that exceed 1/8" in separation width should be reported and will be addressed by Drippé Homes. Windows/Screens
Screened windows are manufactured with a window weep system. During a rain event the window well may accumulate water. As long as the water level does not rise above the window well and get on the wooden window casing there is no issue, therefore no warranty claim is needed. Painting
Caulking on exterior nail heads and butt joints on siding is not required. The siding used is rated for moisture exposure. Caulking on nail heads and butt joints can be applied upon request for additional charge but is not required. Please share with us what other painting issues you are experiencing...*

Foundation and Flatwork
Shrinkage cracks are common in concrete and should be expected in all concrete materials including slabs, sidewalks, and/or driveways. We advise you to not run water or allow water to pond near the foundation, patios, walks or driveways of your home. Do not wash patios, porches, drives, etc. with cold water from an outside faucet when temperatures are extremely high. Be careful when applying fertilizers to your landscaping as they may permanently stain your concrete areas. Per your warranty addendum, concrete will not be replaced due to cracking. Lot, Drainage, and Landscaping
As the homeowner you are responsible for maintaining plantings, trees, lawns, gutters and downspouts, utility lines, patios, decks and other additions to help maintain consistent moisture content in the soil surrounding your home. After closing it is your responsibility to control weed growth and soil erosion by completing the landscaping of your yard. Drippe Homes Inc. is not responsible for soil erosion after closing. Damage caused by extreme weather is not covered under the warranty. If you have any additional questions, please leave them below.
