  • PLEASE NOTE

    The end date you are requesting must be at least one calendar months notice from today and must fall outside of your fixed term contract. 
    The submission of this notice to vacate is not acceptance of this specified date, rather an acknowledgement of your requested date. Once our team has managed to verify that it is both at least one month in length and falls outside of your fixed term contract then the vacating date will be confirmed.

  • End of Tenancy Cleaning

  • Once the notice to vacate has been received and confirmed you will receive a move out letter. As part of the move out letter it will provide you with additional ways to ensure you receive the maximum amount of deposit returned in the quickest fashion. 

    Some of these include but are not limited to; 

    • Please ensure that all areas of the property are in a clean and tidy condition. If your tenancy agreement requires the carpets to be professionally cleaned; please keep receipts from the cleaning company and forward onto us.
    • Please ensure the oven, hob and extractor hood are as clean as when you moved in. A professional oven clean normally costs between £50 and £100 depending on the work involved and the landlord will require a professional clean to be carried out if it was professionally cleaned when you moved in.  
    • Please ensure bathrooms and toilets are left clean
    • Please ensure that all build-up and limescale are removed from areas affected e.g. taps, stainless steel sinks, plugs etc.
    • Please ensure that you have removed all your belongings (including your furniture, food stuffs etc) from the property; including items in the garages, sheds and outbuildings, as anything that is left will be charged to you.  If items must be removed from the property, please be aware that clearance costs are anything up to £450.
    • Please ensure that anything that was provided in the property at the start of tenancy is in place when you come to leave. If curtains were provided, please ensure they are hung, even if you have not used them.
    • Please ensure that gardens are cut and left in a seasonal tidy condition.  The garden should be free of all rubbish, garden furniture, toys, garden ornaments and pots and containers, that are not the property of the landlord.  
    • If possible, please ensure the bins have been emptied. We do appreciate that this is not always possible and can depend on the date you move out.  Please ensure the bins are free of all furniture and items that are not normal household waste.  There will be a clearance cost of £75 per bin, if items other than normal household waste, are contained in the bins.  
    • We will require your keys to be brought into our office on or before the last day of tenancy. Until keys are received rent will be calculated on a daily basis.
      Please ensure you cancel your standing order! Only you can do this, the bank will not allow us to do so.
