UNLIKE THE STANDARD REFERRAL NETWORK IN THE REAL ESTATE INDUSTRY, THERE ARE NO ANNUAL MEMBERSHIP FEES TO JOIN THE APEX ALUMNI ASSOCIATION; HOWEVER, THERE ARE 2 INITIAL, JOINING REQUIREMENTS FOR THE APEX ALUMNI ASSOCIATION:

 

(1) YOU MUST HAVE CLOSED 4 TRANSACTIONS IN THE LAST 12 MONTHS;

 

AND

 

(2) YOU MUST IMMEDIATELY HAVE A REFERRAL TO GIVE.

 

IF YOU DO NOT MEET BOTH REQUIREMENTS, YOU ARE NOT ELIGIBLE FOR THE APEX ALUMNI ASSOCIATION.

 

IF YOU MEET THE SALES REQUIREMENT BUT DO NOT CURRENTLY HAVE A REFERRAL TO GIVE, PLEASE WAIT TO SIGN UP UNTIL YOU DO HAVE A REFERRAL TO GIVE.

 

These requirements help cut down on the workload for processing applications for the APEX Accounting and Compliance staff.

 

Since there is no cost to join, there is also a requirement that you send at least 2 referrals a year to keep your sponsorship. This will be audited annually.

STEP 1 - Log on to “Trec My License Online Services” website https://mylicense.trec.texas.gov/datamart/mainMenu.do

STEP 2 - The login will take them to the “quick start menu” Scroll to “change your license information” Then choose “manage sponsorship” and click select.r ead through the information on the next screen click next.

STEP 3 - You should now be on the “manage my sponsorship” page.  Scroll to the bottom of the page and click on the box that says “request sponsorship”. Put in the new broker’s license number which is 9010090. It will pull up: CB APEX ALUMNI ASSOCIATION LLC.You will need to follow the rest of the prompts all the way through.

Coldwell Banker Apex Alumni Association

Independent Contract Agreement & Referral Agreement

In consideration hereof, the parties mutually agree as follows:

 

Duties of Salesperson:

·         To refer exclusively ONLY to the corporate office of Coldwell Banker Apex, Realtors all leads for the purchase, sale or rental of real estate.

·         No referrals will be given directly to Coldwell Banker Apex, Realtor agents. Referrals will ONLY be placed through the Jotform link on the private Facebook group, CB Apex Alumni Association.

·         Refrain from ALL real estate activity including listing, showing, managing, leasing or any other act as a sales person as identified by the TRELA & TREC .

·         Keep his/her salesperson license in effect, paying all license fees and processes.

·         Complete all MCE as required through any school owned by CB Apex. If no schools are owned by CB Apex, any licensed school may be chosen.

·         Refrain from ALL real estate activity with the client. Never offer advice or opinions to the client that was referred. The rules of TRELA and TREC are very clear about not actively practicing real estate.

Duties of Broker:

·         Hold the salesperson license as principal broker

·         Keep accurate records of the disposition of leads and accounting of fees.

·         Provide a forum for agent to place referrals and respond to placed referrals within 24 hours. Referrals will ONLY be placed through the Jotform link on the private Facebook group, CB Apex Alumni Association. 

o   Salesperson may request a particular agent on the form. The receiving agent must agree to the referral fees.

o    Salesperson will not discuss referral with any agent prior to agent accepting referral from CB Apex.

·         For ACTIVE Licensees - Pay the salesperson 20% of any referral fee collected.

·         For INACTIVE & EXPIRED Licensees – Allow the agent 10 days from closing to re-activate license. If the agent re-activates license, we will pay as noted above. If the agent does not re-activate license, a referral gift of maximum amount under the TREC limited will be paid of $50 per referral.

 

Relationships & Taxes:

·         The relationship of CB Apex Referral is that of an independent contractor status with the salesperson. CB Apex LLC will issue a 1099 each year if income has been earned.

o   It's the salesperson job to report to IRS their personal earnings.
