If not working with lender, what is current credit score?
This helps us with what lender will best suit your needs. Some lenders require a credit score of 640 or higher, but we work with some lenders that can go down as low as 580.
Do you have reserve funds for Earnest Money, typically 1% of the purchase price?
EM is usually a minimum of $500 up to as much as you feel comfortable. This is your good faith money when offering on a property and will be put into Escrow once we are under contract.
Do you have reserve funds for your down payment, typically 3.5%-20% of the purchase price?
There are loan programs that require 0 down, 3.5% down, 5%,etc . If you're not sure which is best for you, we can discuss during your consult.
Closing Costs are typically $5k -$8k, do you have enough funds saved or will you need these covered on your behalf?
Good news!! We can negotiate for the seller to pay your closing cost if you are short on funds.
